power washing large area

I am putting together an estimate to power wash a deck approximately 20' by 20' a wood wall 4' tall by 60' long, and 10 steps. Deck and steps have railings. The deck has stain on it from last year and the customer asked for it to be power washed then, stained again. What do I charge? I have 2 power washers, 2500 psi each.
