I have only dealt with kentucky bluegrass/fescue mixes and I dont know much about St.Augstine, which is what I only will be dealing with in Houston.
My question is when constructing a new lawn, can you grow st.augstine from seed or only buy it in sod form?

Sod or sprig , even sod farms don't use seed, to my knowledge.

Never heard of St. Augstine seed for sale. Here is a good link on some info on this type grass. http://aggie-horticulture.tamu.edu/plantanswers/turf/publications/staug.html

Seed is not available for St Augustine grass. A few Universities have/are developing seed for St Augustine but it is not currently available for sale.

Have to use sod. It takes very quickly though if properly done.

most varieties of st augustine seeds are sterile thats why there is no seed, a cheaper alternative is to use plugs but it takes a while to fill in

Most customers don't want to wait until plugs fill in.
