Looking to place a bid on a nice condo complex. There are four separate groups of condos in the complex. There are three condos connected, then a space and another three connected. This is the way it is in all four of the groups except for one group which has one additional condo, total of 25 condos. There is also an onsight manager's house. Total is 25 condos plus the separate manager's quarters. Each group of three condos is 4500 sq ft.

Mowing and bagging with a 52" Z is roughly 5 hours, mowing with a 21" is roughly 1 hour and nearly 7 hours on the string trimmer & blower. Hundreds of trees (half spruce/half aspen), a pond, 26 sidewalks, 8 sections of 4500 sq ft of condos, 3 sets of two car garages, 1 three car garage, 1 four car garage, a stream to trim along plus one side of another pond, under and along 125 yards of a buckrail fence, and 25 common area flower beds. Total time for mowing, trimming, blowing at 13 hours then take everything to dump, 30 min each way to dump.

Without seeing the properties and based on your own estimate of hours to complete the job, I would put the bid somewhere between $700 and $770 per visit. That puts the price at a minimum of $50-$55 per hour which is what you should be able average for mowing single family homes.

The association will probably take the lowest bid and I'm sure that someone is going to bid less than what I've suggested.

I won't do HOA's or condo associations for anything less than what I can get for single family homes. To me, they are a problem and can be a downright pain in the azz, so if I'm going to have to listen to complaining...I'm going to get paid well for it.

Well, it works like this. Figure what it'll cost to do all these things, add your profit and you have your price. Sounds simple huh?? How much do you expect to make per hour.
