Advertising question????????

Does anyone out there do a mass mailing for advertising? I am looking to do a mass mailing for about 20 neighborhoods, and also possibly for a zip code. Anyone have any experience with advertising this way? Last season I put out door hangers, and only got 1 job from them, so I am looking to do something different. All of my other contracts just came from word of mouth, but I figured a mass mailing would at least bring some more residences. Thanks for any input you can give.
