50% of lawn is like straw

Question last year I got my uncles looking looking really good. The only problem is he lives near a salt water river and his yard floods maybe 3 times a year with salt water. I went over there today and half his lawn is a yellow straw like color. Its not thatch. Would the salt water cause this. I aerated it and put down some fertilier today. I hope that helps. Any ideas on what would cause the grass to do this. Thanks

Ive got a client here too that has lawn that turns that color.

Possible to much nitrogen take soil in for testing at usda office if not sure.
