Well, It only took me 10 years to reach this point. They are finishing up the electrical work now, the asphalt and approach are scheduled for next week. The building is 3250 sq. ft. and has an office and bathroom.

The project started with buying the piece of land, and several months of seeking approval from the city for permits etc. I eventually had to hire a company which specializes in obtaining building permits. The lot is zoned industrial, and is located a few blocks away from my dump site.

We had to do a septic tank and drill a water well.

How much? Lots.

The building looks to be a 65'x50', with four 16' wide doors. 12' side wall and about a 18' peak in the center?

How much? If I were to build that same building in my area it would break down close to this. Land (zoned comm.) $60k
Concrete slab $ 8k
Blding w/ steel struct. $40k


Probably $110-120k completly finished parking and all.

Dang, that is about the size of our farm shop... where we keep almost our entire line of farm machinery, lol. That will be real nice with the doors on both ends. That is how our farm shop is.

News hit it exactly, the building is 65' X 50'. I should be able to park 4 large trucks and trailers in the place.

I modeled the building off of another lawn care companys' that I worked at 10 years ago. I absolutely had to have double doors on both ends. Drive in one way, and pull out the other end the next morning. I hate backing trailers into anywhere.

There is a creek which clips the southern edge of the property, this got the corps of engineers involved in the construction. They required that we bring in a megaload of dirt to set the finished floor elevation to such and such level. It added a ton to the cost in fill dirt alone.

Although I am thrilled, It has been very interesting to deal with contractors, who will simply lie to your face about costs and time frames for finishing the project. Quite a learning experience. And actually, this is a simple project compared to what most construction projects involve.

The building will allow me to grow the business in a way that I have been unable to do from my garage. No more trucks and trailers filling up my garage and driveway, no more employee's cars parked around my house all day.

All in all, I'm thrilled. But at the same time, this creates a new level of overhead which, on paper, I can manage.

what about the rest of my measurements.. the doors, the side wall and the peak?.. Just curious, doesn't really matter.

Looks like that lot is overkill for that building. Don't get me wrong it is a very nice place, but you have a lot of room around the whole thing, sorta like a yard a house would have. Do you have enough stuff to fill all that?

if i ever needed that much space i would be making minimum 1/4 million dollars a year profit.... i hope you are making well into the 6 figures with a place like that

I am sure he spent a good deal of money on his land and building and I could probably guess close (but I won't)....having said that there is a HUGE difference in what land and construction cost in OK than in NY.....from what he said being under "codes" he must be in the city limits......but if he was out in the sticks a bit it would be even less expensive....but of course more drive time and fuel

It wont take long to fill the place up. Not having the building has been holding me back I believe. Now I can really advertise the way I want, and have the storage for more trucks, trailers, spray truck, etc.

The back lot has enough room for a couple of greenhouses, or maybe a commercial supply yard, if I decide to expand that way. Maybe a farmers market?

I think I'll outgrow the place in 5 to 8 years.

But it will be a nice long term investment.

That's a great looking shop!! My dad owns a company that puts up steel buildings and his showroom/shop is a little bigger than that, and looks sharp!! Good for you bro!

I want to put up at least a 30x50 building on my property. It's zoned for it but I just heard that the building inspector is trying to pass a by-law that restricts the size of out buildings to 25x25. You can go bigger with a special permit but you have to have a town meeting and all of you neighbors have to ok it, if not your screwed. He also want to allow you to have as many cars on you lot as you want but not allow anything over 20,000 pounds on properties. (residential) Building inspector is getting on alot of peoples nerves around here.
