Leaf vacs?

Hey fellas i was wondering if any one had tried those mower type leaf vacuums on smaller residentials? i saw one made by cub cadet for 489.00 and was wondering if they were worth the expense. I have some gated accts. that I cant get a commercial mower into the backyard and my toro has a small bagger. This thing also shreds the leaves at a 12:1 ratio. Any one ever tried one of these? I friend of mine has a D.R. Leaf Vac. hooked up to his Cub Tank and told me he likes it alot . He does small residentils with it , i think its a 12:1 ratio.
