New job bid

I've recently started doing lawn mowing, have a few small contracts and have a chance to put my bid on a new store that has moved to this location, which is Mid-Mich. The area to be mowed is approx. 10 acres with scattered small trees, lots of open area. Any ideas of how much a person should bid on this job, by the hour or by the acre. I have a 60" ZTR, 21" push, and will be getting a 36"-52" WB soon, haven't decided yet. It will be another person and myself doing the work. Also this is a brand new lawn, how long should the grass grow, for the first time before cutting? Thanks for all your help.

as far as new grass is it sod, seed and straw, hydro seed, or what?

I think you can cut it when it get to a height of 4" and only remove less then a 1/3rd of the grass
