Have a question- might possibly smell a rat. Had a friend offer me her H.O.A. to do. She was unhappy with the service from the current providor. Next to their condominiums is another HOA that is "seperate but related to the other one". Friend said she wants me to get both of these. Is eager for me to do the current one now untill the begining of the new year (Jan 1). Then the two assoc. will vote (together) and pick ONE company to handle both accounts. Sounds too good to be true. Am I missing something obvious. Popped her a monthly price I could live with and she accepted it. Combined properties have monthly revenue of $950.00 a month for the full year.

If I were you I would try to get a multi-year contract with a cancellation penalty with HOAs. They seem to change their minds alot and are sometimes hard to deal with.

How many years? Anything else you can advise me to watch out for?

Atleast two. They seem to look for cheapest each year.

... the motion by Alan for a multi-year contract. That way it'll be a little longer before you start griping ;). At least two years, yes, preferrably 3-5 years. Good luck!
