This is for people doing commercial properties such as restaurants, apartments, malls, etc. Do you just lay down mulch once a year at these properties? Or, do you come back with more mulch later in the year to freshen things up a little?

Once a year. I haven't needed to, but there is a mulch die that can be used to freshen up things.

next one of my commercial accounts a restaurant/ hotel put in rubber mulch. no color fade for 5 yrs and no more laying new down each year.

We charge per bag installed (either 2 or 3 cubic foot bags). We also spray "Roundup" before we apply new mulch. Some properties ask for new mulch every spring -- for some, it's whenever they call (maybe every 3 years - unless they do it themselves if they have extra man-power). We charge $2 per minute for spraying Roundup. There's no "cut & dry" formula here.
