Not to be a smart A$$ but what kind of answer did you expect. That is like asking how much does a new car cost. There are a TON of variables that must be taken into account when bidding on a job.

Hey Guy I'll help you out . I charge per hr $ 60.00 or one dollar per minute .
Example : If it takes me 10 minute's to get there and 20 minutes to mow 10 to trim ,10 to edge , and 10 to blow thats 60 minutes = $ 60.00 . I've bid this way for 20 Plus years and it works . But make sure you complete the job in your time allowed . We mow over 65 fast ( Mac Burgers ) food Rest. weekly in the state .

I do a lot of Taco Bells and I charge them 60.00 an hr. The only time that changes is when I'm doing mulch. Then I charge by the yard.

I dare say, for a job really well done, $60 might not be too far off, but I don't know for sure because I've never actually done one.
See I think with McDonald's and other smaller lot properties you can bid somewhat like residential but you have to charge extra (and what I mean is compensate not super charge) for the curbs and small islands but also keep in mind the parking lot might need minor cleaning every time as well.
As a rule McDonald's employees are very conscientious about keeping the parking areas clean, so that's not a problem in itself but still they probably would appreciate it if you picked up those 3-4 pieces of litter that came about since one of them was last outside, might even be some customer dropped their whole meal's garbage outside like there isn't a trashcan, those kind of things.
But it still depends some, you can't bid $35 because it's 1/4 acre of grass either, there's usually more curbs, you DO need to do an all-around weed treatment even thou they're pretty good about this as well, but all around cracks in the pavement like by the curbs and the sidewalk and building as well...

$60.00 per hour sounds good just make sure to put in writing that all the replanting and adding seasonal plants will be a extra charge. then charge extra for all the extras that seem to pop up........

This is why you bid by the hour. you know how long it is going to take you so bid for that mark. or you can be less professional and ask how much they payed the last guy.

you still have other variables. Are you talking man hour or what? I have two commercial properties. I aggressively trying to aquire more. The estimating process is new to me as well. I'm doing $30.00 per man hour. In our case it's a two man crew right now. My bids are consistent with the market from what I'm told.
Around here theres 34 weeks of mowing.
scalping & rye overseed 1 per year
16 mows if you overseed with rye.
Mulch twice a year
pre-emergent grass and broadleaf 1 per year
prune shrubs once a month
inspect irrigation 1 weekly
leaf clean up and bed cleanup weekly
You estimate your time per man hour.
For example:
2 man hours mow and trim
x 34 weeks
68 yearly man hours
x 30.00
2040.00 for mowing
add up what each other item costs including material
for example mulch twice a year. 4 yards thats 63 bucks a yard or 7 bucks a bag(3cuyd) thats $504
2045.00
504.00
2545.00
fertilizer 5 times a year 60x5 = 300
2845.00
now your add your tax
234.71
3079.71/12 months
$256.58 is what you charge per month.
Thats how to land a contract. If you bid those day in and day out you'll start landing them and potentially have a monthly cash flow.
Now if you take that and apply it to a business plan and you'll find out if you can make any money in the end. It's tough and the overhead is significant.
