Poplar Tree in Florida

I'm hoping someone can help me with a Poplar tree I planted about 3 years ago. It seems to be growing fine, I planted it from about 2' tall and it is now well over 30'. Problem is, every year it gets these funny looking brown/black spots all over the underside of the leaves. Looks really bad, but doesn't seem to hurt the overall growth. Anybody have any suggestions?
