NAME.THAT.BID!!!!!
Here's how the game is played. You look at the screen shot and the maintenance listed below and come up with a bid. Now I trust that you won't look below at other bids to ruin the game.
Okay Here it goes....
This will be bid a monthly price. This maintenance requires:
Mowing/trimming once a week
Mulch maintenance
Shrub/small tree trimming
Spring and Fall clean up
Now, this is for fun and answers are only ballpark guesstimations so a 100 nit picky questions to this will ruin the game. If you want to ask a ton of questions PM and ask me to change it. If you want to complain about this game and what's wrong with it then go have no fun on some other thread.

i'm going to go out on a limb based on the small picture and not seeing any detail that this job should bring at least 7400 dollars a month in maintenance alone...
i didn't figure out cleanup because i can't tell what the property really looks like... i figured roughly 13-15 acres....
i wish i could see a better pic but what the heck.... i'll bite

Would like to chime in but can't tell the area to be mowed. Can you outline it for us? And also how often are the other services to be performed?

I like this game.... lets try it on a smaller scale..... Lot size is .90 house is 2049 square feet on 2 storys....
everything trimmed exept for tree line, shrubs trimmed,no grass on main road or driveway, must be blown off... driveway and walk edged....one a week service
lawn is rye and in good shape, very flat exept by waters edge...Houses in the area in the high 300s
Not my account but know what the last lco was getting before house went on the market....

lawn is rye and in good shape, very flat exept by waters edge...Houses in the area in the high 300s
Not my account but know what the last lco was getting before house went on the market....

the smaller property was going for 80 dollars a cut last season
think the new owners will be paying 85-90 dollars with fuel prices taking a jump in the last few years

Alright...well here it goes, my first commercial bid so tell me how I do.
I went to see this property yesterday with my partner who also hasn't eve bid something like this. We have the equipment and time to do this so here's what we came up with. If any of you want to shoot this down or tell me I'm well over or under I would GREATLY appreciate it.
All the services I've listed below are what they would need.
Lawn Maintenance
1 mow x 5.5 hrs x 2 laborers@ $55hr x 4 wks = $2420
Mulch
2 shrubs trimmings x 4 hrs x 2 laborers @$55hr = $880
Weed Control
4 hrs a month x $55hr= $220
Total Labor for one month is $3520
1 spring mulch x 8 hrs x 2 laborers@ $55hr = $880
2 apps of fertilizer x 3hrs x 2 laborers @$55hr =$660
Costs
Fertilizer I have no idea how much I'll need?
$1500?
Mulch
$2700
Oh god, someone please help? I think this bid should be around $6500-$7000 but I can't make the numbers fit.
(I don't want to hear "well if you don't know you shouldn't be biding commercial work" because I NEED TO START SOMEWHERE!)

Based on units, larger ones and pool counting for two each, I get $7000/month or 28X$250.

how can you not know how much fert....you know how long it takes to cut, then you have to have an idea of the acreage right? do you swag the mulch numbers as well?
crappy pic, no idea about trimming of shrubs, how about edging?...
do a search on Google map for Waterleaf street, Orlando Florida.
10 years i was doing that complex for around 40K per year. it took a 6 man crew all day. Including edging weekly, trimming weekly, crack weed spraying, mulch, fert,blowing of all hard surfaces everything. the big lake and whiperlakes Blvd are the boundaries more or less
not tryingto be rude, but have you rally considered all aspects of the bid/job....Remeber, if you bid, and you win the bid, and you have miss-bid it, you willhave ot live with the bad bid for one year, and if you doo bad work, then you'll get a bad name, or if you back out, you'll get a bid name.
Youmust do this very carefully.
If this is one of your first larger bids or your hundredth...i would spend time on the property with a measuring wheel or a GPS unit that can calculate area's This isnt something like a house where you bid it driving by at 40 miles and hour. if you are on site fro a full day, by the time you are done, you will dragging. nice thing about doing resi's is that you get a few miniutes to catch your breath after each lawn...On a site like this, you don't have time to catch your breath...
I'm not trying to a a$$ about it, nor discourage you form growing, but large commercial properties are such a huge difference over the 30 minute homes or 1 hour restaurants.

I appreciate the help mark. you're not an 'a$$' at all.
we thought it would take the two of use 5 hrs with two 36" wright standers plus edging. trimming would probably take 3hrs or more.
mulch is an estimate on the size of the beds.
shrub trimming would take us also about 5-6 hours every two weeks.
the mowing season out here goes from the end of march to the beginning or middle of november.
based on that I think $6.5k-$7k

what kind of acreage does the property have? based on your productivity numbers, i'd say around 10-14....
Shrubs are not like grass were then need trimming every two weeks. they need to be trimmed and pruned when they need it at the right times of the year. you might go a month with out touching a single bush, and then have to go in an do a big push on shrub trimming.
Most larger complexes like to have all the stuff done. They want all the building looking the same all of the time. and if you prune one building this week, and the next one next week, by the time you get to the end, the first ones are looking bad. Have you factored in your time to to from the dump/landfill with the debris.
can you get us better picture, Ie zoom on the buildings... how many feet of hard edge do you have worry about. In some areas it looks like you have to edge both sides of the sidewalks.
Do they expect the parking lost and roads to be blown off every time you visit.
How much trash are you going to have to pick up each visit.
how many lawn chairs, hoses, kids toys are you going to have pick up/mow around.
do the fronts of the cars overhang the turf areas?
Fert hours are off. it will take you just as much time to properly fert the property as it does to mow it. Plus you need to run the blower on the hard surfaces afterwards to avoid any stains. you will need about 50 bags per app, and that going to run close to $20 a bag.
based on your mulch price of $2700 thats about 100 yards of mulch. Thats a lot of mulch for two guys in a day. on a good day with the mulch on site and close you might get 10 yards per day out of an employee.
Markup- don't forget to markup any of your products you sell. Ie fert...mulch. all should get marked up to cover you labor to pickup, handle the money, ect.
shrub trimming- total of 8 hours per occurrence- how many buildings are you trim in that 8 hours?
not asking nitpicky questions....but asking questions to make sure you have though about them...
have you ever watched the current landscaper do the work? I realize that its a bit cold up north, and not much work getting done, but thats something else to help you gain some knowledge
mowing- 10 hours 30 minutes per building including all trimming and edging....most 1/2 acre homes take this amount time....in perfect conditions a 36" rider can cut 14 acres in a day. so in perfect conditions you are looking at cutting 7 acres a day....
