Guys/Gals:
First time I have taken over maintenance for an apartment complex, not the biggest but....

I've replaced bad spray heads, it's got lots of those, fixed a pipe with a landscape spike stuck through it for several years, and now it's the end of the month.

Do you bill for time & material?
Do you charge a set amount per head? Some heads are simply screw out old, screw in new, some more complicated.

Any of your help would be appreciated, trying to be fair. And I don't want to start doing it one way, and then try to change it to a different way.

Monthly fee includes check ups, programming, etc...

T/M on all repairs. Done. Simple.

Ditto, if it's a commercial account & the repairs are serious ( backflow, clock)
I always let the client know to get ready for a heavy billing.

OK, thanks for the input, that's the way I was leaning.

Another question: How much do you charge for a monthly fee for check up, programming, etc.
I know it will vary a lot, but I'm still interested.

Got that right...depending on experience & chops, a pro should be getting
between 50 to 125 hr. As one learns, the price goes up.

our cheapest comm account is 1k, irrig only.
