Irrigation maintenance included in mowing contract

I posted this same question in the irrigation sections also but I'm not sure this is solely an irrigation question. I am in the process of bidding on a commercial property that includes irrigation maintenance within the lawncare contract. I am unsure of how to price this service and any input would be helpful. I am just trying not to get burned on this one.

I would only include periodic checks of the system in a contract.
You can easily estimate how long this would take each time.
Any parts and labor should be extra. Who can foresee what
will go wrong with the system over the course of the year?
You could get lucky and only have to replace a few heads or
a mainline could break. Valves might need to be replaced.
Controllers can go bad after a while who knows?
You could also include a per head cost for head replacement.
Also contact the person requesting the bid. Explain these things
to him or her and see if you can get the specifications of the
bid request changed to reflect these items. It is in their best
interest and yours. It will also show that you want to make
sure all the bases are covered. The property owner will
appreciate that and regard you highly. The last thing you want
is for somebody to pull a figure out of thin air and get the job.
Then leave the property owner high and dry (no pun intended)
when the system needs major repair.

Depending upon the state you're in, you may also have to have an irrigation license to do any repair work. I know in NJ, I legally can not even swap out a damaged head, and if you're dealing w/ an association who checks out your ins. and licensing, you may have to sub this out.
