Here's to hoping. You aren't even in the ballpark. An acre (1) in the Philadelphia suburbs can fetch up to $60, but that's with obstacles and other variables. Wide open an acre goes for around $35. Price goes down from that as acreage increases. What kinda mower are you using? A 21"?

Unless I'm reading your chart wrong.

Looks to me like at 2 acres its $105 per acre. 3 acres is $100 per acre. Right?

If your talking comm'l, you'll be lucky to get that. Residential, I would doubt it. I've been running around $65 to $75 per acre. If its wide open, and more than 1 acre I will do it for less. I have a wide open church that is 2 acres. From off the trailer to on (cutting time) its 35-40 minutes.

I bid properties at $28/acre for flat, wide area mowing with minimal obstacles. I bid properties at $55 acre for hilly, wide area mowing with lots of obstacles, berms, dips etc.

Then I add up the time for trimming and blowing up to $32/hr.

Heres a thread that may be of greart assistance in answering your question as well:

I NEVER quote by the acre. I quote a job by how long I think it's going to take to mow. And I round off by increments of 15 minutes (kind of what an attorney does).

If I'm not sure how long it will take the first or second time, I ask my new customer if I can mow it once, keep track of our time, and then tell him/her what it will cost in the future. This way, I don't leave money on the table nor do I take advantage of someone new.

Hourly rate for mowing is $65. Extra for vacuuming, up to $95 depending on the job and conditions. For the past 7 years, it's worked pretty well.

I don't understand your chart, but here is my break down.

1. Mowing and Blowing: $.001 per square foot. Minimum $26.50
Other factors, distance, obstacles to mow around, etc. Increases price.
2. Edging: $.10 linear foot
3. Fertilization: $.002 per square foot.

I have been told already this year, these prices are approx. $5-10.00 cheaper than everyone else in my area.

My hourly rate varies depending upon which equipment I'm operating.
Because the cost of my equipment varies extremely.

The time factor is only used to establish a firm "price to mow the lawn".

I have never, nor will I ever mow by the acre, or by the hour
