Pricing in Bid

I believe this widely discussed issue, but this maybe a little different. I measured a nursing home and a grand total of 73,000 suare feet of turf but 24,000sf is an area that is mounded and each side is at about a 45 degree angle. I usually don't have a problem with the wide open pricing, I am wondering how much I should increase the price for difficult areas to mow.

Unfortunately site unseen its hard for me to gage how I would rate it. I always figure in a degree of difficulty ranging from 1.5 to 3 when bidding properties. If your concerned about having to downsize equipment because of demographics its probably a "2". If it wont slow you down then its probably the basic "1.5".
