Here are a few pics of my new shop that I moved into a couple of weeks ago and got everything finished on it this week. It is a 24x48 rental unit that I pay $400 a month for including electricity. It has overhead doors on both ends so I can put trailers in from either side (It is brand new so since i signed a lease before it was done they didn't put the wall up to divide the two units). Alot of the stuff on the loft is just up there for the winter and the open space gives me plenty of room to pull my truck in to clean and work on equip. The best part is its only about 3 minutes from home! Just a year ago I was working out of 15x25 I cant even imagine that now!

That one wall looks like it needs some bracing and blocking between the studs, I hope that's just a dividing wall, if not, look out!

Thanks for all the comments I think I am going to be really happy with it.

bobcat- ya its just a dividing wall on the other side of the wall that is sheeted it is open for about 150' so that wall does nothing structurally

Davis- it is in Urbana by Farm and Fleet where are you at?

What do you put on that goosekneck trailer?

chevytrucks84

everything- it has ramps for equipment (skid, mini ex, ect.) rock mulch plants trees. I only used the flatbed once this year besides for mowing. I am pretty sure I am going to be selling the flatbed this winter if anyone is interested in it and get an enclosed to keep all my tools in for hardscape jobs and then just leave room for my mowers (I only mow about one day a week). The flatbed is a 16+2 10,000 pound and then that steel mesh box that is in picture 4 will be on the front of it as well as a 7cy box for leaves. Once I get everything cleaned up this week I am going to post it in the for sale section.

I have a shop that is very similiar 30 x 40 that I rent for $400 as well. Yours is much more organized than mine. Mine came with some outside room for storage and parking as well. Some of the room promised hasn't been provided (no lease). Hopefully you won't fill it up thats my problem. More and more equipment and less and less space. I went from my home to a smaller unit to my present.

I now thinking of going another route next spring. With the real estate market down, I'm on the look out for a commercial lot with an 1/2 acre to an acre located in the right area. If I could get a property for the right price 40k to 45k, fence off about 12,000 sq.ft., drop a sea container 45ft. Then a year or two erect a 1600- 2000 sq foot metal building. With this property and a shop/office I should have enough expansion room.

You shop is set up well.

It is a 2006 Diamond C Trailer i think they are out of texas but make a great trailer. I will take more pics of it this week as it will be for sale. Yes it is 10,000 GVWR so you can haul skids, mini ex's and compact utility tractors on it very easily. It has the heavy duty gate (notice the cross members on the outsides so you dont bend the expanded metal). I had to have a 14" extension added to the gate so I could get mowers up it cuz otherwise the gate was too steep and the back plate of my lazerzhp hit the ground but that folds underneath if you are going to load anything heavy. Let me know if you are interested I am going to try to get it cleaned up this week and get some better pictures of it. I am not sure what I am going to ask for it I have to take my dump trailer back to the dealer tommorow for some warranty work so I am going to talk to him and see what he thinks it is worth. If your interested let me know.

Thanks
Patrick

Ya looks like a nice trailer. I probably wouldn't be interested in something like that until next year though.
