I have started my business for one year now and i 'm doing OK but ,i want to do better.My question is ,How do you get commercial properties?How do you know who owns or manages them?Who do you contact without the run around?How do you go about getting on their bid list? or is that just a mith!! I want to get more educated on this so i don't look to silly when i talk to some future clients.I have been really rack en my brain on this.Any advice would be much appreciated!! :hammerhead:

If you don't know the person who you need to talk to at the company just call their office and ask to speak with the person incharge of the grounds (aka the person who hires the lawn company). It is as simple as making a phone call to find out who you need to talk to.

Also there have been several other threads about this same topic, try the search feature, it may help you.

Like said above, you just need to call or go in person and ask who handles the grounds maintenance for the place. I'm bidding on a few now. I just call and find it's easier to email the contact person and get the specs (if they have any) and do the prelimary stuff that way. If you really want to get into commercial work, pick out some places that you can HANDLE that are in good locations for you.

Commercials can be nice no doubt, it's nice to land a $1000 a month account if you're small, but they tend to look for bids every year or 2 so you pretty much have to check your pride and ego at the door. If the property manger is good, they may retain your services, if not, you might be gone next year.

As of now i have two commercial accounts that i fell into ,one paying $ 800.00 per week and the other is $650.00 per week.I don't want to relie on these by there self .I would like to have at least 4 per week to keep me sain.Well thank yall very much for the info

I've found I can make alot more per hour doing residentals then commercials. Plus doing the residentals gives me alot more chances to upsell landscaping jobs. I personally think commercial work is over rated, but maybe its just my area.

I'm gonna have to agree. Of course, it depends on what 'kind' of commercial. Store front? Plaza? Gas Stations? Condo Complexes...

I've had bad luck with the condo's and they made me miserable all season long...
Condos that include 200 units = 200 bosses.
HOA Board is NEVER happy... especially if they're old and retired.
THEN ya gotta battle the property manager themselves.... like I did, you may or may not find that they are unethical and dirty. This past season, the property manager that brought me into a community, quit midway through and was replaced by a cat that started all kinds of drama within. Came down on me pretty hard about nonsense and bs... come to find out, he was fired from his last two jobs for taking kickbacks and embezzlement. ( hiring his own buddies to maintain properties and drawin' a monthly check off them ) This is NOT fun to get caught up in .... but I'm sure it happens everywhere.

Now I'm focusing on more residentials.... Yes, more driving, but also a hell of alot more loyalty.... upsales.... personal attention.

The only plus to a commercial contract is the "12 month" contract.
