i was happy with the ranch that has an attached oversized heated 2 car garage with hot/cold water, drain in the floor for washing cars, and insulated large enough to get my 08 f350 in with the plow on it.
if that isnt good enough, it also has these small two outbuildings, one is 30x50' and the other is 35'x45'. both are insulated and have wood stoves. one has a 9000lb car lift, loft, and cable. did i mention all this is on 7 acres with a small motocross track and mud bogg? ive got friends coming out of the woodwork to use this place. only 5 days till closing, cant wait. i guess its my xmas present. i can wait an extra 5 days for it.

this was the first place we tried for and luckily didnt get. all it had going for it was the beutiful property and the 43'x70' main barn attached to a 700sq ft office, to a 3 car heated garage with loft, to a 2 car garage.

that main barn was big enough to back one pickup to the back and then put my 2nd pulling my 18' enclosed trailer in front of it. it was a generous 3 car wide but would have fit 4 cars wide easily 3 deep. but we came to the conclusion that you shouldnt buy a house for a barn though. the house was built in 1766. i love old houses but dont want to maintain one.

Are you kidding me?!?!?! Do your customers pay you in gold? I am sooooo jealous. Congratulations on that property. The shop looks very nice. Lots of room to turn trucks and trailers around. You must do some awesome work. CT is a nice place to live from what I hear. Again, good job on scoring that find. I think I need to raise my prices a few hundred bucks a cut. Than I will be able to afford something like that:laugh:

yes, lots of room for trucks and trailers to turn around, that was very important on the list. as far as raising your prices, that certainly helps but being efficient is what i think makes the biggest difference in profit. even at really high prices, you be able to do well unless you to do in a timely manner

its just a loop through the woods, too spread out to take a pic, whoops, jumps, berms, lots of trees, its small but just enough to take a few laps at the end of the day to get it out of my system

id be more fun to hear what people think it cost before i tell. 2100sq ft 1 story ranch, 3 bed, 2 full bath, additionalfrull bath in basement, and basement is 1/2 finished, 680sq ft, central air, central vac, oil boiler, wood boiler too, and electric hot water for summer. 6" exterior walls, not the norm for 1978 house. generator hook up, deck, above ground pool. 30x50 steel building 2 years old and 35x45 building built about 20 years ago. 2 car oversized attached heated insulated garage. hot/cold water, drain in floor. 7 acres paved drive to house, interior lot.
take a guess.

Hard to say... here it would be at least a couple mil. Where I grew up in Ind. probably 150-K I have never been to Con. so I don't have a clue which is why I asked.
Forced to take a guess, using my industry bias, given your age and profession I would say 250-K

it was 430K, CT is fairly expensive. it was by no means a steal but a great peice of property. if it was in my current town it would have been closer to 800-million

they were asking $559K 2 years ago, down to 499 last year, 450 this year, and a full asking bid with a hubbard clause was accepted, so i couldnt bid as low as i wanted.
only after about 3 years of wishing for a digital camera i finally got one for xmas, ill snap some this week. that truck was exactly what i would have spec'd out if i bought it new. now, i do wish it was a 4x4, but the 12' landscape dump with tailgate and upper barn doors and side door is perfect.

ya the neighbors must not be used to dirtbikes i mean theres only a motocross track in the backyard...also i have medical insurance suing you wouldnt get me far i figured we could work something out i would mow some of your lawns in my area and maybe you would let me ride there but ill just go to rocky hill like i have been

After being a former motocross racer(97' CR500 and modified 99' CR250), I'd love to have a private track. I had a 98' Kawi Ninja 900 that was fun also but I like Motocross and grand prix's through the woods better. I had to give it all up after the baby in 02'-I got crossed up in a whoop section and had to crawl offf of the track the last time I rode:laugh::laugh:Wooooops!!

im guessing the 89 in lawnboy89 refers to the year you were born, making you 19. my how you act your age, or as a great line from happy gilmore, "your acting like truck jacka$$ happy." yes the neighbors are most likely used to bikes near them, but why would i want to move in and potentially upset them before getting to know them, especially for 19 year old kid who clearly doesnt understand mature situations including that having medical insurance wouldnt keep you from suing had you got riding. so thanks for the offer, i hope you were simply being sarcastic, and unfortunately i dont have any lawns out side of madison. so i dont have any in your area.
and yes the house does need some updating, it was built in 1978 and it looks like 1978. we're having new carpet, floors, windows, and granite counters installed and im doing the roof, and 2 bathrooms over. my wife is painting the entire inside

i need to clarify, by no means is this "track" worthy of some of the comments, however it is great to come home and take a few laps to let it all out. there are 2 small jumps and a whoop section, lots of trees, and some boney sections. hopefully ill fix it up nice over time. i hear ya about haning up the boots, my bike was bought new in 04, and i might have riden it 20 times. it still looks brand new. after having a son ive decided to take it easy only riding a few times a year to relive the old glory days. Luckily i have some trophies to remind me.

Dang it, I was planning to come over, do some riding, and cut some of your lawns if I got hurt!!!!!!!:cool2::cool2::laugh::laugh:Kids these days...I graduated from highschool in 89.' Yea, I don't have any bikes anymore, after riding for about 25 years. My wife won't even let me go to a bike shop anymore!!!! I liked the 250 but I always missed the 60HP of that CR500. I always joke that she was the trophy girl and that's how we met:drinkup::drinkup:

this is why we're moving, anyone every try working on trucks on wet stone, it sucks, cant fit much of anything in this old barn. 2nd pic is how crowded my driveway is, pond out back, cant go any further unless we want to get wet.

and this is the most powerful kubota b7100 16hp oldie but goodie POS ever. its been rolled over, on fire, used and abused and still going strong. ive picked up a 10x12' shed with is, put blocks under it, backed a trailer under the shed then pushed it onto the trailer with this.

all plows have their pros and cons, they work if that answers your question. ive never used anything else but im considering a boss next. but, its nice to keep everything uniformed. that rust is on the bed too, not the front and the bottom of the doors are shot. it could use alot of attention but its only a work truck. i guess as long as it looks good from 50 feet away in ok.

The F550 with a flatbed dump is my next purchase. How did you fabricate the top for the box? I want to do that also but I need to be able to take them off in the summer. I have a large industrial plant that I need my tractor on but can't get it to the job without making an extra trip. I'd like to drive the Scag onto the truck and then put my tractor on the trailer. How long does it take to fill up the box? Is the blower on the front better versus the back? It seems like there is more room for clogging on the front.

if you look back in the pics you can see several bolts through the side of the body, simply bolted some 2x4"s to the metal sides, made 2' plywood sides and slapped some plywood across the top. i think it took 45 mins to get the whole setup back on this year

id never consider plowing with this truck, it turns like a school bus. even a 9' body would be horrible. also, as far as the 2wd, i had it loaded with 2 cords of firewood and we had about 1 inch of snow, it was scary driving it. the tires were not great but it was all over. and empty, forget driving it in the snow. its the greatest setup for summer work though. i can haul 10 yards of mulch, an unbelievable amount of brush, topsoil, stone etc. I LOVE THIS TRUCK!

I said it then and I'll say it now that the 4 strokes are fast but they won't hang with me on a CR500. That's especially true coming out of a corner. I ride the 500 like a 250, popping the clutch in the corners. I feel for anyone behind me!!!:weightlifter::weightlifter::laugh::laugh:I used to race at Road Atlanta before they shut it down and my 500 would wheelie all the way up those large ski jumps. Doubles and triples coming out of a corner were a breeze in third gear. God, I miss that thing. The CR250R I had was highly modified with RG3 suspension, wiseco piston, etc. but it wouldn't even come close to hanging with my stock 500.:dizzy:

getting a bigger shop is nice but if there is anything I know (Applies to garages too) it's that you will often fill up a shop and feel you need more no matter how big it is. If you add a garage to your house, you'll fill it and park outside. If you add a barn to park in, you'll fill that too and still park outside. Somehow we just manage to collect things that take up space, and the bigger the shop, the stuff you'll end up with just cluttering it up. I have a 150x75foot+ barn with two stories and I still can barley fit my truck inside when I feel like parking indoors.

Southwick is a blast. I made the trip out there for ATV Nationals back in 2003, one of my favorite tracks i've rode. Long haul from Illinois, lol.

125b for a few years then i snuck back into the C class on a 250, i hadnt raced for a few years. they didnt notice and i got a few more trophies.

I ran in the +25 and 250A at the time. Sometimes, I think the +25 was tougher. I did some Grand prix at Road Atlanta also and really liked those. The big problem was riding the 500 in the woods without a weighted flywheel-not a good idea. I had the clutch pulled in half way in first gear the whole time in the woods and suffered a lot of major arm pump. You really need to match the bike to what you're doing. I learned the hard way!!!:hammerhead::hammerhead: We had a local practice track(sand track) in Loganville at the time and Ezra Lusk came out a few times. That was exciting-I grew up with Rick Johnson as my hero. It was a fun track, with a 110' double and a lot of sand to throw in the berms. I liked it because you could still ride after it rained versus a dirt track where you would be shut down. Now I want another bike:laugh::laugh:

ARM PUMP!, i think southwick's nick name is arm pump. whoops 4' deep is enough to give the best crazy arm pump. one of the first times i raced there they let us use what i think was called froggies ditch???, literally rode straight down a steep steep hill into a swamp to make a 180 and head straight back up a nasty hill so steep a good handful couldnt make it back up. i guess thats why they stopped using it, that and DEP probably didnt like it much.

I've raced woods in the North Ga. mountains and run into a lot of stuff like that, but that was in the woods and not on a track. Most motocrosser's race on a track to get away from that kind of stuff:laugh::laugh:Another local track was built in a land fill and there was always trash surfacing and big rocks. It's dry down here alot and they have a tough time watering the tracks so the dust is always a problem

ive already planned out how much crap i can pack into all of it. i will be putting the plows in the shop in the summer, and trucks in during the winter. a few toys, few bikes, few quads, boat, and they are already full. where is my 79' bronco going when i buy it? ill have to build another

Talking about motocross, just before Christmas I went bowling and had a beer at a local bar with Colton Faccioti! Many of you Americans might not recognize the name, but he was number 1 in Canada this year in the 250 class. I knew that my friends girlfriend knew Coltons girlfriend, but I never thought I'd actually meet him. I didn't even know I was going to meet him.. my wife and I were just going bowling and for a beer with our friends, but they ended up taking Colton and his girlfriend, so it was great.. stuff like that doesnt happen to me much, lol.

I've raced with some guys who went on to the national circuit-Shae Bentley with team Kawasaki several years ago. He dominated in the local pro class and did ok on the national circuit but it's a different ballgame up with the big boys. I'll just stay here with the little guys!!!!:cry::cry: I had a friend who actually practiced with Bob Hurricane Hannah back in the day. I'd rather ride with them than bowl.

It is pretty neat to see someone like that out in public!!!You expect to see them at a motocross track but not a bowling alley.Have fun riding. I haven't ridden since I rode a KTM Supermoto 990 in the mountains. A dealer was doing a pro day and had different bikes to ride as a promo. I was on cloud 9 taking that thing through a 4 mile loop on the street-it was a lot lighter and more nimble than my Kawasaki Ninja 900. My next bike will probably be a KTM Supermoto 525. I can do street or have extra wheels with knobbies and an extra sprocket and put it into the woods or motocross-one bike that does it all!!!!:clapping::clapping:

it seems i missed a few of your questions. it takes quite a bit to fill this thing, but can be filled 2-3 times if we're haulin'. as far as the vac in the front, id love to waste the money for a huge trailer vac, but i dont want the trailer. i think im much faster with this little 16hp on the front. i can noise it in to tight places, no problem backing up, and we commonly make rows of leave in very tight places. one man drives, the other walks and pics up. the driver has full view of whats going on. MUCH BETTER IMO. the legality of it may not all be there, but thats what state trucks do.

the previouse owner finally emptied out the 2nd outbuiling, i started to make that my shop since its the nicer of the 2 buildings. ill get some pics soon
