commercial proposals

i'm currently expanding my landscape maintenance company and i'm looking for some advise on how to break into the property management companies. i'm having difficulty writing an impresive proposal so i've been searching the net for some examples and i'm not having much luck. basically any advise would be helpfull especially a sample proposal from a lawncare company.

It can be used for residential and commercial use.
