I need some advise on what to charge, either per hour or by sq.ft. for a pressure washing job. I mainly do landscaping and lawncare, and do pressure washing as an added service, so I want to make sure I don't estimate too little of too much.

Job Description:
Apartment complex with 9 buildings.
Each building has 3 stairwells of concrete steps 3 floors tall. All of the steps will need to be washed, using cleaner also.
Also, under the staircases are about 100sq.ft. of concrete

In addition to all of the stairwells, I will be pressure washing the sidewalks around each building.

I dont have approximate square foot or area of side walks yet. But it is a pretty big job. Should I estimate how much time it will take me, and charge a $ per hour, or should I do it by square foot. What is a fair rate per sq ft. ($0.25)...and per hour($60).

Also, what is the best cleaner for the steps, they are concrete and have mudd stains and other traffic dirt on them. Also, under the staircases, there are stains where tenants leave their garbage bags outside on the concrete. Who knows what leaks out of them. What is the best all around cleaner.

Thanks in advance for the adivse.

TC, the problem with trying to give you a number is we have no idea what your efficiency rate and overhead are. I would also need to know how many men you will have on the project. Jobs like this I can average $100 per man hour (crews of two billed at $200/hr). You billing at that same rate could be $30/hr.

With the little information I have I feel like I am doing you a disservice, but $.10 per s/f is in the ballpark. That could be low if a lot of the work is wand work versus being able to use a surface cleaner.

I agree. A job of this size may be a little much for someone who is doing this as a side service. Estimating the right price is probably going to be the least of your concerns with a job like that. my recommendation would be to stick with houses and smaller jobs until you learn a bit more, and get a little more experience.
