My HOA is breathing down my neck to work miracles to get my lawn green overnight. I have St Augustine and it looks like possible root rot on the side of the house. I have our local lawn maintenance company working it but they said it will take a few months to see if the lawn will grow back or if I need to put sod down. I thought about spraying the green dye just to satisfy the HOA. Any suggestions on what to do?

Your lawn maintenance company don't know if its root rot for sure and/or what caused it? Why can't you overseed ST.Augustine now? Why not some other southern grass?

Is the area around you house flat or does the lay of the land lean toward the house?
I have made several estimates on our lawns here and it seems that the winter months,especially ours this year with more snow-rain-spurradic temps have killed the grass. Around these areas, either the water has been standing and caused root rot or the home itself has kept that area warmer and the grass semi-dormant enough to be killed by the cold. It is kind of like dormant grass next to sidewalks and driveways, the temp of the concrete, brick,pavement will warm it up quicker and keep it semi alive.
Did you use any snowmelt that could have leached into those areas? Since I don't know where you live, I can assume that by our weather pattern this winter we all have susteained winter injury from the ice storms that came through in january. It could be snow injury and fungus. Did you have any leaves or drift in leaves left on the lawn around the house? Leaf mold will cause turf injury....It does around my area.
A sample can be taken for analysis if you have the time or let your lawn service do it for you. Is your lawn the only one with turf damage enough to cause the HOA to scream? IF you can take some closeup photos of a grass blade and post it here or maybe a bunch of stems so we all can see what you are talking about. Take a photo of the area around the house.

St. Augustine can't be grown from seed. It's stolen produced. No commercial seed available. You could however put down some annual rye to satisfy the HOA, but it will die out when the warm weather hit it. HOA's, what will they do--fine you for not being God. Or you could lay down some astroturf.
