I have zeon zoysia and live near Atlanta. It seems to be very dry in some areas of the yard and in others it grows great. I was thinking about doing a light topdressing of the yard but wondered if I needed to aereate first. Also, is river sand or masonary sand work best. Any suggestions is greatly appreciated.

I would be best to aerate prior to topdressing, but is not gonna kill you if you dont. As far as the sand...use river sand. I just did my own lawn and it turned out great. The sand will not help you much with the dryness you are describing, but mixing some compost into the sand will help...if doing this I would certainly aerate.

Here are some pictures.

I also topdressed with manure prior to topdressing with sand and the results were fantastic. I highly suggest using a composted manure if you have access to some. Between the rain, the manure and the sand topdressing, my lawn looks better than it ever has...now if I can figure out how to sell it to my customers.
