Thatch, aerate, overseed, fertilize price??

Hi, i have this lawn that is a "Subdivision type lawn" approximatley 8000-10,000 sq. ft. The lawn is new and patchy in spots and does seem to have a thatch problem... I told her what i would do is Thatch it, aerate it, overseed it, then fertilize it, and it should be in great shape it about a month or so. What do you think i should charge her for this.. I have my own thatcher, aerator, and so forth.. i would seed at about 5 # /1000 sq. ft, therefore using about 40 pounds seeds total. Here is what i came up with, let me know if this sounds right. thanks.

De-thatching lawn with clean-up ( i use a vacumm system on a ztr. $85.00

Aerating of lawn $75.00

Overseeding of lawn-- $80.00

Fertilizer- $40.00 1st application.

$280.00 all together... low or high. or just right??? thanks

Here I would rent and use a power rake, hand rake,remove and mow:
S180.00 plus rental
$70.00-Areate
$100.00- seed and seed strarter fertilizer

this all would come to about $380.

most guys in my town would be 250$ and some 450$

fastrunner do a search and youll find a good way to bid this. I just did a areation,overseed,and fert job Saturday Yard was 24.5ksqft, I charged 26.00 per thousand, 637.00 so without me dethatching your still in my opinion your alittle shy, If i did that job id charge 345.00.........Marks Mowing Service

Doing everything mentioned I would charge $34 per 1000sq. ft. which equals $306 for approx. 9000sq. ft. So your pretty close to my bid but every area is different.
