Im not sure how it is everywhere else but the majority of the HOA properties in our general area are managed overall by a property management company.

Im having a tough time finding who to contact. I don't even know where to begin to go after these yearly maintenance contracs? I've found a couple that had websites. On the websites it mentioned who is president,vice, tresurer & who is in charge of landscape maintenance comitte....Is this who I should contact? or does the property management company that collects due's and has overall management of the community have the last say in hiring a new landscaper?

What is your marketing strategy for home owner associations & small condo complexes?

Do you just find the person in charge and start a conversation? do you send them brochures then call?

What I personally have done is over the winter when I knew alot of contracts were coming up for bid I sent out 500 brochures to property management companies that I knew handled lucrative clients in my area. I only got 2 calls and one job. It was a start...not worth the money:dizzy:

knock on doors, ask if they can put you in touch with a board member. You will get better results then talking to the PM often I find.

See if you have a local chapter of CAI (Community Association Institute). Drop a couple hundred for a membership. Attend every luncheon no matter if the topic is useful to you or not, because you will be learning what managers are there to learn which will help you in the long run.

Do not be put off if your chapter is small or your first meeting is lame. You may sit at a table and find out it is all other vendors like you hunting for leads, which sucks. BUT I got there early once and sat by myself. Then a whole crowd asked to join me and it was one whole management company. That was last year and I am now doing three big associations, one of which is their biggest.

There are many great advertising opprtunities also, but the networking is fabulous. You need to put yourself above the guys who are mailing flyers and drop some coin at the CAI golf tourney buying rounds for managers. Also, dress nice and visit their office to introduce yourself -you don't fit in a wastebasket, but flyers and junk mail do.
