I went on an appointment today for a 1000 sqft limestone (Fon Du Lac) flagstone patio. It was dry laid by the previous HO and the joints were mortared in and are now cracking/crumbling out. It has some low spots and the stone on average is 18"x18" with tight joints (1" on average).


I want to hear how you guy's would fix this patio and an estimated labor time.

I'm planning on rejointing with polysand.

If you are going to take the job and waranty it... a complete redo from the foundation up. Rebuild it to your specifications.

Do you know if the base is any good?

I'd prefer to rip it all out and start over to make it easier on myself, but I'll have to wait until I can get into it.

I'm not sure what the base consist of. The HO just said the neighbor thought he used "Quickrete"???. I don't know if that's the base or the setting bed.

I know how I'll tackle this job I'm just curious to see how others would do it and what thier labor time is for 3 guy's. I'm planning on 80 man hrs to mark flag tear up and store flag, check base and relay if the base is adequate. If the base is junk than I'll have to redo it.
