need help with bidding on a 25 acre condo complex

I have been offered to bid on a 25 acre condo complex with abou 910,000 s.f. of turf areas to maintain.Could anyone suggest an approximate amount per s.f. to charge for a yearly contract. Any help would be appreciated. I currently maintain commercial propertys but non that are this large.

The way I bid multi. unit complexes is to break each unit into a section. I then figure the
approximate time it will take to complete each section. I then tally the total time for all units and then add in any common areas. I found it entirely too difficult to look at a large complex as a whole. Bidding like this helps me to not overlook things that may come back to haunt me. I have won some bids like this I have also lost some like this. Hope it helps some.
