After the economy has suffered over the last several years, I've decided that I'm not enjoying myself nearly as much as I used to in this business. So... Its into the real estate market I go! For anyone who is looking for a turnkey business or just to add a crew or some equipment to what they already have I have PLENTY of LATE MODEL LOW HOUR equipment. 2003 Walker MTGHS 26hp EFI w/48" GHS deck and a 42" GHS deck 850 original hours upgraded comfort seat, 9.5 Bushel hopper, 2 screens
2006 Exmark turf tracer 23hp 60" ultracut with new all new blades and belts
2006 14' landscape trailer dual 3500Lb axles, 4' rear and side gates, diamond plated covered tongue with one axle brake in GOOD condition. No rust or rot always stored indoors year round. Has a side AND center mount jack and comes with or without brand new 3 place locking EXTREME racks.
2007 Little wonder 16hp truck loader under 40 hours use comes with optional $200 discharge hose extension. As close to new as you can get, EXCEPTIONALLY CLEAN!
2005 Little wonder BED SHAPER hydro drive w/ 14hp Kaw. engine. MINT condition makes LOTS of money and comes with a brand new replacement blade worth $70.
Assortment wheel barrows, hand tools, rakes, shovels, WALKER DEBRIS BAGS,
2 Exmark 7001 blowers RH throttle control. One 2006, the other 2007 both with low hours.

Brand new 2009 Shindaiwa Trimmer 4-stroke with speed load head under 60 hours
2007 Dodge Ram 3500HD Landscape Dump truck. Regular cab, white, 12" dump body with 42" sides, 4' side gate, all poly sides and floor with heavy duty electric/hydraulic scissor lift. Comes with leaf setup as well. Hemi engine, auto trans, all 6 brand new tires, brake pads, rotors with less than 5k miles. Some surface rust on dump body from previous owner, stored inside since I bought it in JUNE 2009. UNDER 30K miles!!!
Used steel truckcraft dump insert for short bed trucks. Measures 6.5' comes with cab protector, roller tarp, leaf box setup, and solid sides. VERY nice, some small areas of surface rust but nothing major. All areas get wire wheeled and repainted as needed so there is no major concern for rust. I'll split the cost of install at a local shop here or can have it loaded onto a trailer for transport.VERY NICE.
Everything except for the DUMP INSERT has been stored inside since new and is turn key ready to work with no missing parts or mickey moused fixes. yes. Dump insert comes with cab protector, roller tarp, 2x10 PT wood sides with handles, and a PT leaf box build a couple years ago that holds about 6 yds. material. I'll take $2k

Bed edger is still for sale, about 4 people say they are seriously interested but nobody has set up an appt. to look at it yet. I'm firm on taking $1800 for it. As you can or will see, its worth every penny of that. You can't find another used one as nice as this is.

I'm saving the 20 accts. for whoever buys either the truck/'trailer/mower combo to sweeten the pot, or at least the mowers together. If the equipment sells without the accts then I'll take offers just to make sure the customers are taken care of for 2010 because they have all been really loyal and I've never had a problem getting paid on time from them.

they are all as clean as your becuase of the little use they get unless it was a rental, which clearly yours is not. $1800 is 1/2 of new and a very fair price

Of course it is. Buying rental property at 4.25% makes a lot of sense right now, if you have the means.


I own five rental properties (4 duplex's 1 single family) and first of all you will not be able to get 4.25% financing on a non owner occupied property. Even with great credit you will probably get around 6% at best. Also I hope that you don't think that dealing with tenants will be a walk in the park. It can really be a hassle trying to collect rent from deadbeats and losers. I have had ups and downs and have evicted my fair share of people but lately things have been going fairly well. I always say I would much rather collect money from my rich landscaping customers than to collect from poor tenants.In the long run you can make allot of money if you play the numbers correctly and don't get overly emotional about it. I used to want to own large amounts of realestate until I realized that I can make more money by focusing on my landscaping business. In the end I go back to waht I said earlier, "I would rather try to collect money from rich people than poor people" Good Luck in realestate!

Looking for 22k for the dump. Its 2WD, auto, a/c, 5.7L hemi, rugby 12' landscape dump body with heavy gauge steel frame, white poly floor and black poly side panels. Barn doors in the back, full 48" side door, and full cab protector with (4) "D" rings and a load tarp. Sides are 42" tall with a rub/tie-down rail around the outside. Has almost brand new tires/brakes all the way around as well as stainless wheel simulators. I just had Miracle shield applied to the cab in June or July to help protect the finish. Has a pintle/ball combo mounted to the under ride bar, mounts for a passenger side toolbox, and the scissor lift is heavy duty electric/hydraulic. Poly sides and floor are all replaceable as needed and save over 600Lbs. from the weight of the body. GVWR is 12,500 lbs.

Thanks for the info. It looks like a pretty good deal on a dump truck. But I really would like to get a 4x4. I will keep it in mind though. I do a lot of plowing, and 4x4 comes in handy, especially when you really need it.
