View Full Version : Vancouver Property Manager Problems?

I was wondering what sort of problems other Landscape Companies
are having with property management companies in this area or
in particular with specific property managers.

You can speak in code or send a private message if you prefer.

Here are some questions to ponder:

-Are you consistently paid on time?
-Are you ever owed money?
-What is the longest you have waited to be paid?
-How did you eventually get paid?
-Do you get paid late fees, or have you been burned on this?
-Have you ever had a manager remove a late fee from your invoice?
-Have you ever put a builders lien on a property?
-Small claims court?
-Complaints to Real Estate regulatory boards?
-Do the managers treat you with respect, or are you "just the landscaper?"
-Do they return calls, answer questions, forward your requests to council?
-Are problems handled in a timely manner, or at all?
-Are your contracts signed, or do they just get "phoned in?"
-Do you ever feel pushed around or bullied?
-Do you ever have to push back to protect yourself?
-Have you been blackballed for speaking up about problems?
-Are there particular companies employees that over and over have caused
you frustration?
-Is it a management company culture problem?
-Are there companies that you refuse to work with? Why?
-Have you ever gone above a managers head to resolve conflicts?
-Did this work?
-How big is your company? How many employees? How long in biz?
-Are you a BCLNA member?

These are some of the questions I have.

I've owned a Landscape Service in the Lower Mainland for fifteen years. There are alot of stories to tell.


Here's One: a few years ago there was a local management company that was forever late on payments to landscapers...they would not pay late fees. I find this typical of a few companies.

Alot of the landscape company owners would complain about late payments from them (off the record) at the landscape association meetings.
When you phoned to find out why you didn't get paid you would get
the runaround.

The part owner/accountant skipped the country with a million dollars.
of strata funds held in trust.

Luckily, we had already parted business ties by then. :canadaflag:

So, from the response either every-one is afraid to discuss this issue.
Or there are
no problems with this part of the industry?

I believe it is the former.
Unless we enter into discussion for solutions the problems will continue.

Over a year old and still no-one wants to discuss property manager problems.

Sunny Florida. Land of horrible PM's, HOA's and slow pay cheap banks that own all the foreclosures.

So you can work for free year round? Pass. Still haven't physically met another LCO who has had good luck with it. Somebody posted in another thread he was getting a grand monthly per half acre lot. I'm skeptical at that claim.
