View Full Version : Good deal on building lease?

Im looking to move to my own shop area and have some secured yard space. Was at my trailer dealer piking up some parts the other day, they offered me use of the bay on front their building and use of the fenced in yard, also an office. The warehouse bay is approx 15-20' x 50'. For $600/mnth. They dont use the building anymore and they just store trailers in part of the yard. They may drop the price if i keep the grass cut and fenceline sprayed. Here is a pic. Ill get some better ones 2morrow. If you have no limits on what you can store in the yard (dirt,mulch,etc.) and are willing to drop the price for you maintaining the property I would do it.

No limits, they said i could build bins along the back fence to store dirt ect.. And i could put my sign up on the building and fence.

Plus its accross the street from a very popular italian/pizza restaurant. Ive got a really good relationship with the owners of the trailer shop.

What about the apartment complex behind it, will theft/vandalism be a problem? Is the pizza place across the street any good, if so that's a big positive.

No issues with the apartments. There is a canal behind the shop separating it from the apartments. Another plus, my heavy equipment mechanics shop is three buildings down.

If you can swing the rent then I would go for it, around here it would be closer to $1k/month.

Nope. I was there 3yrs when i left and was making $16/hr.

Up here in NY everything is so expensive warehouse like that it would cost you around 3k

Yes, that's a great deal. If it works out, lock that lease up as long as comfortable. If deal falls through, contact Annette at Rathborne Properties.

If I had a lawn care business, I sure as hell wouldn't be advertising to people that i'm keeping my stuff there. A little sign on the fence maybe, but nothing on the building identifying it as the place your stuff is probably stored in.

Few more pics of the building. My bay would run the whole rightside the building and use of the yard on the left side the building. I could enter through front the building or a small door on back side the building. I could drive around the back of the yard along the canal and along the side yard.

Its a safe area and well patrolled. My buddy has his whole rental fleet of equipment out infront his building and has never had an issue. Going 2morrow to see about making a deal. .

Well i made a deal on leasing the bay and some yard space. $400/month and i keep grass the grass cut. Going to start moving my stuff next week. Also has an office that looks into my bay.

That's great, a 10'x30' mini storage here is $165/ month.

I would be on that in a heart beat. I am paying 250 at an storeage facility, 10x10 box and for 2 trailers and a truck, and its an open lot. For 600 to have a ware house to work and a fenced yard compared to what I could that's a no brainer for me!!!

Yeah that's a good deal...I just moved my equipment into a 15 X 50 storage space and I am paying $270 a month.

Looks awesome! Thats the perfect set up for you. For 400 dollars you stole that! Do you have to pay utilities or do you have access to water, electricity, heat/ac for the office and to spray down everything?

That shop and yard around here would go for close to 2k per month. I have been in the market for a piece of commercial property with no buildings on it for about 3 years, and every time i find one, the seller gets more than the asking price for it becuase it goes so quick!

I have ac/heat in the office, a big window that looks into my bay. Bathroom right next to my office. I access to three water spigots to wash equipment, fill sprayers etc. the $400 includes utilities etc. i plan to spruce up the front the building a lil to benifit me and the trailer dealer.

Ok, let me ask something to clarify here.. the inside part that you have rented consists of the space directly behind that door and to the back wall, there is an imaginary wall that sections off your rented space from the rest of the whole building, correct? I believe some people may be getting the idea that you are renting that entire building as seen in the photos of the outside.

I have almost an exact setup. Secure, barbed wire fenced in lot, with a bay exactly the same size, dumpster, perfect lot space, security cameras, great location, for 450.00 monthly.

yes, i saw that, but not everyone reads or remembers the first post all of the time. I guess $2000/month seems high to me for just an open 15x50 space (which is what the feller up north said he would have to pay for something like that, which leads me to believe he may be thinking that you meant much more of an area than you are actually renting)

I think real estate is that high on Long Island, I;ve got some friends that live up there and property tax is over $30K/year for a house.
