Here is a commercial account I am hoping to get. I went and talked to the owner and he seemed very optimistic about giving the job to a younger company. Since I took the Pictures today there is obviously snow on the ground but I will try to explain which sections have grass, which sections are flower beds, and which sections have ground cover on them.

Here is the last quarter of the mowing, the grass goes up to the where the building is. After that its a football field size rock bed.

Here is a shrub that goes the length of the walk way. It must have all weeds pulled, and be trimmed at all times.

Here is the main parking lot which must be blown down every time. All sand and cigarette buts must be picked up also. It decent sized

The ceo of the company wants me to put in a bid. They want the bid to consist of two items. The cost of the spring clean-up including materials such as mulch, disposing of waste and labor. Then they want a bid on the contract for the year. There is about a 30 week growing season and they do have irragation so there is not really a dormat season. The job consists of mowing those sections of lawn, a few smaller sections, making the beds imaculate, making sure all shrubs are trimmed(there are a couple which arent in the picture). Also, the parking lot and entrances must always been clean and no weeds in the rock bed. I think I am going to charge 35 dollars a man hour. My mulch cost is around 28 dollars p/yard. Generally in the past it has taken me around 8-9 man hours to complete thoroughly. I want my bid to be competitive because this is an amazing company to work for. There bills are always paid on time every month. Also judging from the size of the parking lot how much would charge for a plowing contract. Thank you very much for all the help.

You have to clean the whole parking lot every time?!?! You subbing that part out or do you have the equipment to do it?

I'm only guessing cause I can't really tell by the picture, but snow plowing around $350 - $400.

BTW, how do you pick up "sand" from the parking lot without a commercial sweeper/vac?

I just use either a blower and blow it in to several piles, or once a month or so i take out the lil wonder

With a lot that big, you better be real careful or you'll be sandblasting the paint right off those cars and you'll have a bunch of :mad: people on your hands! I've seen that before.:angry:

That is going to be a hand full. Are they ever days when the company is totally closed and no one is onsite? As pointed out by others cleaning a lot with vehicles still in it is impossible. This is a very hard one to bid with everything covered in snow.

I usually go there with three guys it takes about 3 hours...We get there at 5 am. We are out of there at 8 or so. Cars dont get there until 830ish.

I would say more like $250 for plowing if you want to be competitive, not including walks, unless there's a big area I'm not seeing in the picture it looks like an easy push. No more than 2 hours for 1 truck.

I'm confused? You already maintain this property, yet you are wanting info about putting a bid in on it?
I don't suppose you work(worked) for a company that maintains this property and you're trying to take it over are ya?

The company I worked for went out of business because the owner had family problems. I have maintained that property for about 6 years. Everything about this property kicks ***. Payments are always on time. Grass is always green. A company that is willing to spend the money to make the property look amazing. Everything you could ask for. Well Over the winter i started my own company. I am all legit finally. I got my equipment. I bought a 95 chevy 2500 4X4 w/p, an 18fX6 trailer and all the other equipment.

It takes about 8-9 man hours to mow, blow, and trim properly. About every month we trim the hedges. Takes about 16 man hours. Uses 15+ yards of mulch. The thing is i couldnt afford an aerator, dethatcher yet so i dont know how much to charge for that with out losing a profit and bidding higher then others.

Plowing and Summer Maintenance are two separate contracts. I have never plowed parking lots before so I have no clue how to charge, bid, or anything. I am assuming I will have to plow it at around 6 inches becuase i only have a 2500 and its not a dump truck.

That new white strand of grass and flowers sure looks purdy.

You know the aprox hours times $35 a man hour.

15 yrds of mulch times you price per a yard and labor

Better go to www.plowsite.com for the plowing.

Looks like you have an idea but need some direction.

Thacther and aerator you can rent.

Charge about $10 per 1000 sq/ft plus seed n fert if wanted

Dethatching about $20 per 1000 sq/ft plus disposal.

Have you asked your former employer what he was getting for that prop? If he's no longer in the biz and you worked for him for 6 years, I would think he'd be willing to help you out with pricing info.

I don't do any commercial stuff or large properties so I can't be much help to ya. But I would suggest using the fact that you've already taken care of that property for 6 years to your advantage. You mentioned that the owner of the site seemed hesitant to have such a young company bid on it, but who knows that site better then YOU!? Try to make them see that.
