What do you think would net better results - door hangers or a brochure in a baggie w/ some seed on the driveway? I kind of thing they would get about the same result, but take much less time for a very minimal extra cost. I think I figured it out to be like a few cents a house.

It did allow me to find the floor in my garage today though. I almost forgot what it looked like, though I was constantly reminded it was there by the Mrs. to my left. I think I may even be able to get my truck & her car in there now, just have to empty a few miscellaneous parts boxes into their bins.

I think I'll have to pass this time. I think it looks so much cleaner this time. Probably because I took out all my wife's At Home America things and put them in her office where they belong. I had no idea how many items she has accumulated as display items over the last couple years.

I guess it's no worse than my stuff. You have to have a little inventory to sell on hand at shows & other places. But why do they think they can store it in our areas rather than all the other rooms we have that are for offices or storage? That I'll never understand.

My wife does Discovery Toys on the side. I know about the whole inventory thing...
She keeps all of her stuff in the basement in travel bags so she can just wheel it around to different places.
About once every 2 months she will host a party and its up to bedroom or out to the bar for me.I just cant sit around and watch 15 women thumbing through catalogs drinking my liquor cabinet dry.

She just had happened to be looking over my shoulder when I was looking at it. She was like I sure miss having a baby. I'm like I wonder how bad it will hurt to cut it off,lol.

I just got off the phone with the city of overland park and they told me that under no circumstances are companies to advertise like that. I spoke with the community planning dept from OP. They explained to me that in their eyes it is littering. All a homeowner has to do is call and complain, an inspector will be sent out and the company will be fined for littering and made to pick up what they have dropped off.

I saw one the other day and I owe KCLandscaping an apology for arguing with him about a couple weeks ago.
I was shocked when I saw one from Ryan the other day. The way those guys made it sound when it was discussed was that they would not advertise that way.
I was at house doing a cleanup for an older lady and she saw one from Ryan on her driveway and immediately started to complain about people driving by throwing trash in her yard. Needless to say I opened it up and low and behold I find a small flyer with Ryans name on it.
Disappointing to say the least.

I did it because I wanted to know if it was legal or not. I dont think that its that big of a deal to know if someone if breaking the law or not.
It is not like I called them and started naming names.
Thank you for asking but in fact I did call the City of Shawnee when I moved here and spoke with them about permits and licenses to run a home based business within the city.
And yes, I have spoken with the IRS and my accountant and I abide by the rules of the federal government.
What is so wrong about doing things the right way? The way people here made it sound was that it was legal to do. I just wanted to know if it was or not...

I did sell my stuff but that is it. I have a total shoulder replacement and came off a slick roof and crack a chunk of bone out of my humerous again. On the way down off the roof(felt like days,lol) I told myself that is it for me. With other things going I just didn't need it. I enjoy this business I like staying around it. I just thought the negative stuff here is just really no good. Say something to help great, say something to hate well not so good. Anyone that knows me will tell anyone that I help folks to a fault and just felt I guess until now the bag and rock WAS a great way to get a bunch of flyers out fast. Now it is brought to them and they HAD to go on record with a position on it. We sent out 50k total and not one single problem this year. Maybe I was out of line but some guy that needs some help to get going well it just got abit tougher for him now.
Owning a printing company it also makes good sense to stay involved with this industry as alot of folks use print for all kinds of things in this business of course. I feel we offer an advantage to all the other print shops around due to our years in this business ourselves. Seems that alone is reason enough to stay around. We also build alot of racks, gates, and such for the industry or at least did over the winters.
I'm sorry if me selling a few mowers and such yet still being here upsets anyone. If something like that upset me I think I would take a second and think about that and ask myself why would that upset me.

It's not selling the mowers that is upsetting, it's your jumping all over him for posting the legal implications of throwing fliers out. It could have been said a WHOLE lot differently.

Racer, first of all my intent was not for you to lose business.
My intent was to find out the legalities of advertising that way. It was illegal to do LONG before I called Overland Park City Hall to ask them about it.
You are making it sound like it was ok to do before I called and then when I did call they passed a law saying it was illegal....:dizzy::dizzy:
Let me ask you this...
What if your print shop was approached by a company to do it. You made them the small flyers to go in the bags. Some homeowner complained about it, the company got fined and they came back to you asking you why you printed them up full well knowing it was illegal?
Another example is this:
Last summer I built a detached deck on the side of my house. Before I did it I called the city to see if I needed a permit to do it since it was free standing. they told me I did not.
Was that not the smart thing to do? What if I would of needed one and been working on it and a city inspector drives by and sees me and then shuts me down for no permit?
You took this personally but it had nothing to do with you or your shop. Heck you should be happy you know this now and if anything if someone approaches you for the little index card printings you can tell them its illegal and talk them into something bigger.

That's what I did lawn renovations all this week. I had this one that was 9000 sq ft entirely on a 45* hill. I'm starting to know how you old guys feel after that one, with the creaking joints and all. :laugh:

No.
The only time you charge sales tax is if you leave something at the property for example mulch, fert, seed, etc

Except at a commercial location of course. Any and all labor is taxed on commercial unless it is at the time of new construction. That is unless they have ery recently changed the laws. I would guess very few lco's really do this though. A few years ago a big lco got brought up on tax evassion charges for this very thing, so you might want to give Topeka a call and check for sure.

I called the hot line in Topeka and they gave the number of a guy that heads the department that clarrifies things. He said this is the current positon on the tax deal and that they have been back and forth on it. He said in his mind as long as no product is left at a commercial jobsite then you SHOULD be ok. Comforting,lol he said alot of folks still do it the other way. He the bigger problem is contractors getting something tax free and not paying any taxes on it in selling it or using it.
He did say that labor is still taxed at a commercial location as it states in the link provided. The rulling was changed to come in line with the surrounding states (MO and such).
This is an outstanding day to say the least. We need more of these. Hard to be held up in the house with weather like this...

Anyone interested in a lawn off of 78th Terr & Antioch? My mom moved back in town, but it's way too far for me to drive every week w/ a loaded trailer and nothing else on that side of town.
Some specs: Duplex property, but neighbor has also mentioned that she was ready to change providers. Each 1/2 of lawn is about 4 - 5,000 sq ft. There is a pretty good hill on the front that would probably need a string trimmer used on it, about a 20x8 area +/-.
I mowed & edged mom's side today for the first time this year. It looks like the neighbor is used to scalping the lawn due to all the visible dirt, but at least she has kept it neat and in order. I would highly recommend talking the neighbor into cutting at 3 1/2 - 4" in order to promote moisture retention.

I don't know what else to do to get customers. I got 2 the other day while I was out, but I need about 10 more in the next 3 weeks or I'm in trouble.
I'll never put another flier on a door ever again. What a waste of time.

I disagree to an extent. I picked up a lot of accounts when I first started just that way. I also got into a few HOA's that way because of the flier I put on their door at their home.
I think the trick is persistence. If they see you over & over, who will they remember when they need someone?

How much do you have to spend for marketing to get these customers you need? Maybe I can help you out. Are you wanting just mowing or what else do you do? Res. or Comm.? You are getting the class up North due to the fact that EVERYONE is doing JoCo. and it is hard to find an lco to work up North. What % do you land that you talk to? How many calls are you getting a week?

Although I have never advertised with this method, this year I saw that Ryan Lawn and Tree did. They had a flyer in a plastic bag full of bird seed
thrown out onto driveways. Its weird to see that a big name company that emphasizes so much on thier image would put thier name on the line
with this cheesy form of advertising...

This rain has my schedule all screwed up. I still have a couple mulch jobs I need to get to, but I don't want to get 1/2 way through & have to stop. I hate red mulch, I didn't want to stain 2 sets of clothes red. Dave, expect a call as soon as this rain breaks for very long. The battery was dead on the trailer yesterday or I'd have picked up some mulch when I was done playing in the mud. Oh what fun that was!

So remember our conversation about mulch? I hate red mulch. Had to install some today even though I tried to convince him not to. Guess what, he doesn't like it either! Too late now. He was comparing it to another housing development that he thought had red mulch there and commented on how their red mulch really made the landscaping "pop". I drove by after he said something & it has Java Brown. I don't know what he was thinking when he told me he insisted on red. OOPS!

IMO yard signs are usually tacky. They drive me nuts when I have to pull them out of lawns every week. It never fails that the same sign is there the very next week.
You might consider talking to some of your clients about putting a sign in the corner of their lawn for a week or two, especially on an landscape install or lawn renovation.
Word of mouth is also one of the best forms of advertising. If you can find a way to get your clients to promote you, reward them for it.

here's an idea that i used for a couple of months. Go to local shopping centers; Ex. Hy-Vee or Price Chopper. Stores that have a big flow of people in there daily. Print out a bunch of flyers on bright paper. Post them on the stores bullentin board right by thier main entrance. I got about 15 call from people that saw my flyer. It worked well for me. You might want to give that a try.

I usually dont charge by the hour for mowing but I try to average around $70.00 per hour for things.

I'm usually @ $60 to 80 an hour depending on difficulty & wear & tear, but I always figure in more time than it will actually take me when I bid a project. Never know how long it will definitely take you until you have already started, so better safe than sorry.

The sod farms are all about the same price, but they will be your best price compared to contractors installing it. I usually sub it out, but I forget the name of the farm. It's one of them off 291 I think.

Hey just wanted to see how my prices for areation and seeding are in Belton, Lees Summit area I know that there are minute differences and wanted some expert opinions. Are prices are minimum for any lot $100 for seeding or $20 a 1000 sq ft for overseeding. Areation/detaching are mimimum $75 or $15 dollars a K and if they want both dethacting and areting $25 a K or $150 mimimum am I alright or am I too low.
That is the first question second is I don't need exact applications but what is your rough estimates for lawn Apps. mine is $35 service fee + anywhere from $2.70 to $4.00 a 1000 sq ft depending on type of app. We mainly work in Lees Summit

If you have not had any infractions in the last year go and talk to the prosecutor in OP. You will have to pay double but it will be downgraded to a non-moving violation. Its probably cheaper then hiring an attorney.

Tough deal for public opinion for the industry in the KC area with the tree guy on the news. They said he lost in court against the HO. Man they laid down a shout bill to say the least. Hard to believe the floks even had that much money on hand to pay either way. That's a good chunk for anyone to just write a check without going to the bank and moving some oney around at least. Seems just about every time a contractor ends up in court with a HO they walk away with no money reguardless of right or wrong. They signed the ticket even and still didn't have to pay...
Anyone want any tree clean up work in Lawrence? We have 4 trees on the ground on our cul de sac alone and if it sits long enough I will have to do it :drinkup:

I have a wright stander and love it. I have never actually cut with a Great Dane, but I have played around on one. I would definitely buy another wright. As for the gates, I have a 36 inch walk behind, and have not had any problems getting into gated backyards. I would personally go with the 36 Wright stander.

I had a 36" GD and now own a 36" Wright no comparison. The GD has 3 mini blades and no tip speed. Packs the deck with wet grass and doesn't turn worth a darn. Buy the Wright!!! We now own 3.

Just found this site trying to find more info on a larger mower and need some recommendations. I have about 1/2acre area and am getting tired of mowing it with my 21". I need something that will decrease my mow time, be reliable, and take up minimal garage space. Lot is relatively flat, open, gentle curves, 3.5" cut, drains relatively well.
I would like to find a 36" width mower preferably a rider. I have ruled out most of the Lowes grade residential mowers just for long term reliability. Am I crazy for considering a Wright Stander 36"? I'm thinking about trying to wait for November but would consider one now if I can get a better deal that the MFG listed deal price....I'm also assuming a 36" walk behind is still going to be around $3500....not much more for the Stander.
Where can I get a good deal in the KC area?...been to Arnolds and they quote me current deal price with no additional discount. Can I get a better deal?
Any other suggestions for a stander/rider that is maybe a bit less overkill?

For a 1/2 acre on a home owner's lawn, a wright stander is definitely overkill. If you are planning on using it commercially, then I think it would definitely be a wise decision. Do you have a gate that you need to get through? That would be my deciding factor on what size to get. You can usually find good deals on lightly used walk behind mowers that many people kept for a back-up mower and decided they no longer needed it (I have 2 - 48" Ferris w/b's for sale). I think this would be your best bet. With a sulky, you can move pretty quick & save a lot of money over a rider or Stander.

Actually I'm an active gardener and like to do my own lawn work...I just don't like mowing/trimming for 2 hours. I figure that I would pay about $1000/yr for lawn service....so if I buy the mower then it is about a 4.5-5yr payoff and I would own the mower. If I buy new, it would have low hours with little maintenance needed....probably would do my own fluid changes....need to look in to this though...still less than a 6 year breakeven.
The yard is wide open, no fence....so larger than 36" is Ok and really don't mind walking versus a sulky with that large of a cut...it becomes more of a footprint issue in the garage...the stander is 3X5'....walkbehinds are larger. My other issue is on used units...most of these have tons of hours...I'd probably be buying something that needs more maintenance.
Above being said....still hard to justify. The only way I can really justify it is buying now, keeping it in great condition and passing to my boys in about 8 years to get them started on a teen mowing business....now that's a stretch....any other advice?

Let me say this I don't own a company in this industry anymore so I'm not trying to get you to use a service I have or something but maybe one of the new guys that need to get started would work with you if you helped them out by getting them some more work. Networking is the key to any business and some of the new guys could use some help getting started maybe. I would be careful on a used mower as most of them are a back up for a good reason. Not saying that some of them aren't a good deal just should look them over and ask questions...

Just found this site trying to find more info on a larger mower and need some recommendations. I have about 1/2acre area and am getting tired of mowing it with my 21". I need something that will decrease my mow time, be reliable, and take up minimal garage space. Lot is relatively flat, open, gentle curves, 3.5" cut, drains relatively well.
I would like to find a 36" width mower preferably a rider. I have ruled out most of the Lowes grade residential mowers just for long term reliability. Am I crazy for considering a Wright Stander 36"? I'm thinking about trying to wait for November but would consider one now if I can get a better deal that the MFG listed deal price....I'm also assuming a 36" walk behind is still going to be around $3500....not much more for the Stander.
Where can I get a good deal in the KC area?...been to Arnolds and they quote me current deal price with no additional discount. Can I get a better deal?
Any other suggestions for a stander/rider that is maybe a bit less overkill?
In answer to your question...a Stander would not be overkill for that size yard. Not at all. The best time to pay less is in the winter. Dealers are usually selling slightly used/demo models for hundred and even thousands less.
I like Arnolds but realistically you can find it cheaper somewhere else.
I would not reccomend a ZTR for a half acre lot. IMO that is overkill. A stander would be a good machine.

Thanks for the comments and I can appreciate the need for networking...I have definitely found a place for some of my other upcoming landscaping projects. It is interesting...I put out several feelers on new ones and get a generally cold response from the dealers...I get way more information here from the forum. I had hoped for some perspective on which dealers are better to work with on the purchase and service...I'm re-thinking my needs and am leaning toward a 36"WB. BTW, the time argument is only true if you consider this work....it is more of a hobby to me and I enjoy the work....to an extent that is.

With all the pre-season doom and gloom out there about gas prices and more homeowners relying on themselves to mow and folks letting their lawns go longer...I don't see it. My schedule six days a week is booked until end of October. I'm now in the enviable position of cherry-pick'in any "on call" projects that seep in with healthier than average bids. Just turned down a ball-bust'in lake contract because the effort and resources didn't justify the $1000 net profit per mow. Didn't think twice about letting it go. Business is good...really good. Gotta be some other guys out there knee-deep in the hoopla!!!

Hello guys and gals, well I tried a great dane 52 inch stander the other day from smittys..... Where Do I start...... I am 6'1 and 320 pounds, I went to cut a large truck dealership in olathe, I also had my 757 deere 60 inch deck zero turn mower to do the try it before I but it deal demo.......... Well first off I noticed that the machine on nice flat ground is ok, but if the ground is the slightest bit bumpy, your strait lines turn into curves and you have to slow way down to get nice lines, And when it comes to stipping, my deere does a much better job...... I cut about 2 acres with it in open field conditions, and some up close building work..... as for getting close to tree's poles stuff like that it almost gets it to the point that you don't have to weed eat!!!!!!!:) But after spending an hour and half on it, my big ass was wore out!!!!!!!!! My hands felt like they where asleep and my feet also, and the spring loaded platform was bottoming out all the time ---- and on the way back to smittys, my back was starting to hurt....... So my 2 cents is for what I do..... 15 business lots and 5 homes, I think I will just stick with my 757 deere and my bx2200 kubota with a 60 and pick me up a 36 inch walk behind for back yards----------- And I just wanted to say A+ for the guys at Smittys for all there honest help...... Anybody want to sell a 36 inch walk behind mower :laugh: , thanks gang, Alex

Thats to bad you didnt like the great dane I bought one from smittys last year and love it. I saved almost $2000 over a wright and it gets the job done for me. I will agree that the great danes are not as good on hill as the wrights but I know the limits of my machine and how to handle the slopes on the lawns I mow. Now that I have a little experience I have not come across a slope that I cannot safely mow with my great dane. Then again I am about 6' 1" 180 LBS so maybe the operators weight has some effect. Overall the only good thing that I can say about smittys is that they are always willing to let you test drive/demo a mower one. Just my 2 cents.

I just picked up a 36 Stander a few weeks ago, overall I love the machine, but I hate it on hills, its like my old scag Ztr's, going along fine, and then, wooopp

I suggest going in to another business. Because it gets harder and harder every year with all of the newbies coming in and lowering the price. It is always easy in the spring wait until it gets hot and dry then you can separate the real lawn company's and the weekend warriors.

I know what you mean I swear I see a new lco every day. I cant even drive five minutes down the road to a subdivision without seeing 7 different mowing setups, everything from one mower on a tiny trailer to a bunch on one of those cab-over-engine landscape trucks, jammed with wrights. This is my seventh year and I think next year will be my last, after a while you just get tired of mowing.

Im a little sick of it but then I remember what it was like to work for someone else and I keep going.
I make more in one month then most people make in 5 months. If it comes with some headaches then so be it but its better then punching a time clock.

I love to mow its just that after a while the competition starts to get old. Dont get me wrong competition is a good thing but with lowballing, and what not it kind of makes you want to quit. By the way you said on another fourm that you mow a yard on 117th St, which one Im just curious I drive down 117th no less than 4 times a day.

You gotta love that rain some times!!! Perfect timing...I needed a day off in the worst way. I always keep one day of the week open just in case, and Tuesday this particular week is it. I'll just push my lawns to tomorrow. Sometimes, you just gotta take a week day off and get some errands tackled. Put some customer checks in the bank, run here and there (leisurely, to be sure), and lunch with the wife. You know, the normal stuff of life. I had checks in my wallet from 10 days ago!! This has been a good day.

I have set at home for 1 day cause of the rain, I have a regular job 7am to 3:30 pm, then have 24 accounts I work on after my normal job, so I am always busy, kinda weird watching tv shows when the actualy come on and not sunday nights at 9pm to get caught up on tv shows, but all my mowing jobs are caught up right now..... Our first mud run is this weekend so it will be hell on monday to start the cycle all over again with the rain...... But we all like rain right:clapping:

Enough to make it worth the gas to drive there from Lincoln, Nebraska. I would like to do it in the afternoon and I need help on location? If I can get half a dozen to come look and drive the unit I will bring it to KC.
