how about lesco in olathe. also if there is a cub cadet dealer by you they have the same machine but in red or yellow. but, the cub dealers are always way higher than lesco. www.j-thomas.com is another option.

I just noticed something on one of my lawns. The grass is dead where my mower tire tracks are. I know it's been dry and the grass is turning brown but is this normal that the tire tracks would stand out that much more?
KCfireman
07-29-2008, 05:02 PM
depends. What mower are you using? If you mowed the lawn one time when it was wet that could very well be the problem. I had one lawn that was on a slope and i though i could mow it with the stander. It turned out fine but for some reason it killed the grass where i mowed! Do a new pattern next time you mow that yard.
mott413
07-29-2008, 05:07 PM
It was mowed with a stander and it is on a slope. I don't think I mowed it when it was wet. It's almost impossible to mow in different pattern. It's between a pool and a fence and I can make 3 passes with a 36 inch cut.

It's called heat stress, very common during the summer months. It should grow out of it with cooler weather (ha,ha) or watering the area in the am's. Try and mow these area's or lawns during the cooler part of the day's. These lawns are usually the driest lawns.
mott413
07-29-2008, 10:07 PM
I just switched to a heavier mower and wanted to make sure that wasn't the problem. Maybe I just don't remember seeing it with my other mower.

If you have 50 or 60 places to do you better get more than 1 plow. I have 30 lots and 3 HOA's and it takes 4 trucks 20-24 hours to get through a 2-3 inch storm.

Just a quick recommendation of a local fertilizer and turf products dealer. Virgil at ProSource One has always treated me well. However, this week, he went above and beyond and blew me away. I was receiving my order of a couple pallets of seed and fertilizer. He delivers it to my home as usual. Since thunderstorms were in the forecast he hand stacked all of it against my garage door and then covered it with a tarp off his own truck and made sure it was secure. I called my wife to see if the order had been delivered yet because I was going to have run home and get ti inside before t-storms hit. She said I didn't need to because of how well he had taken care of it. His prices will beat Lesco every time and his service is incredible. If you need fertilizer, seed or herbicides -- Call him Pro Source One Virgil Beavan (816)679-1992

Looking to compare notes on leaf clean up techniques.
This task in particular is one that is expensive (time consuming), but yields small amounts of perceived value due since a day later the property looks as if nothing had been done. I’m always looking for better, more efficient methods, so I can create more value for the business and the customer.
The technique we prefer is to blow everything from the beds, curbs, and fence lines edges, into the main part of the yard, and then mow in spirals tossing everything into the center, grinding as we go (gator blades). Then rake the pile(s) on to tarps, empty into the truck/trailer, then mow and bag the remnants. Some of the pulverized debris makes its way to the turf, much is hauled away. The end result is a clean, leaf-free yard.
An average Johnson County lot with mature trees around can take 4-6 labor hours. At times I wonder if would be more efficient to just rake the entire yard onto numerous tarps and take more trips to the refuse center.
What methods have you found to work best?

have fun!
As for the leaves, Billy Goat Industries had a post a week or so ago that they were wanting some people to demo some equipment. Might be something you'd want to check in to. They are located off of 291 Hwy, just south of 50 Hwy in Lee's Summit.
I myself am using a Walker mower & then dumping it into the bed of my truck. I am trying to figure out a way to bag nuts though. A leaf vac is the only thing I can think of that might have enough suction to do it though.

On the leaf subject - Last year I just bagged as I mowed, it was recommended that I mow/mulch yard first then bag (better pick up). I am trying that this year.
how do you all bill for "clean ups" while in mowing season?? Do you just add to your mowing price or is it a whole different billing category?? Any and all help is appreciated. - Thanks

When I mow and bag leafs without doing a full leaf cleanup I usually just tack on between $15-$30 depending on the amount of extra time that is spent there.
On the invoice it reads:

IN2MOWN, thanks for the benefit of the doubt. We work at an aggressive pace, I assure you this is not the issue. Can you really clear an average yard with mature trees in 2 labor hours, once the leaves have fallen? The yards I'm thinking of will produce a truck bed (2cy or more) of pulverized debris, which is rather heavy and makes for difficult work.
Our method may not be superb, but it is definitely not the physical effort or speed we exert.

Generally, in areas with mature trees, we're performing three leaf cleanups (this is in addition to October mowings, which may contain mark ups for bagging small amounts of leaves):
-- early November: ususally a medium to large clean up
-- week of Thanksgiving: usually a large leaf clean up as well as a fall cleaning which includes removing perennials, and other such items that should be cut down)
--the final leaf pick up will be done when all the leaves are off the trees; this may be pushed to the spring, depending on the weather and volume of leaves

Once the leaves are falling, I start bagging all of my residential lawns. I raise the deck on the Walker as high as it will go so I get as little grass as possible, but still leave a clean cut lawn when I leave. I charge my regular rate for mowing + $7 per hopper load.

We have two HOA's we do, 39 driveways and walks. We have found that commercial grade snow-blowers(single stage Toro's) work best for us. 2 Guy's can knock them out very quickly. I tried back-dragging and it leaves packed snow that turn's to ice. We used to do a property with 62 drive-ways and various walks and we ended using blowers on them too. It took 3 guys 3.5 hrs to do.

thanks
Starting a little late in the season to get new accounts lined up. I'd suggest getting another job during the winter this year & then hitting it hard during the green season. DON"T WAIT UNTIL WINTER to advertise your services. Commercial contracts are already in place by October at the latest.

thanks for all of the help I will give all of these people a call.
Carcrz: You make a very good point and the fact was that before the season I had committed to work for another guy in town who "had a mountain of work" however during the first push, 4 days ago he never called me and would not answer his phone. so now i'm just trying to salvage the season!
thanks again

I use Hostgator and never have a problem. They send me a monthly invoice VIA email and I pay it. They dont hold credit cards on file or take automatic payments.

I didnt have the renovations either like I did in 07. I did 47 lawn renovations and seedings in 07 and 6 this year. That was quite a hit to my wallet.
