I have a lawn south of van brunt and I 70 that is my only yard south of the river. Its an elderly lady that lives by herself in the ghetto. She pays the day you mow so you don't have to worry about getting paid. But its not worth my drive down there. So I'm helping her find a new reliable company. PM me your info and I'll relay it to her and let her decide. You must take care of her she is a very good woman and I only want the best.

I went 2 grass pad and looked at over time, seed I've been told by the ryan guys not to great seed from KS or MO b/c it sucks

I use Defiance Turf Type Tall fescue -- Get it from prosource One -- Have used it as my primary seed for about 5 years -- its good. I have a bag or two left from last Fall if you want to buy it as my cost.

ya but hooking up at 3am in a blizzard isn't any fun at all. been there before. i'll put them on this afternoon. will make a nice billing for the end of the month.

6-10 but I keep hearing the latter part might be rain and sleet to help it melt quicker.

They may be closed on the weekend but if we get 6-10 it will still be there on Monday morning, so I guess you will make the money. Having the storms on the weekend makes it better you dont have to bust your ass to get evryone opened up by morning.

I hear ya there we have about 1/2 of accounts only Monday through Friday type places but we will do them with the temps being cold Sunday.

I hope this is it for snow. I want grass to grow.

Im no weather guru but they were basically saying that about a mile up its about 35 to 36 degrees and thats why we will get sleet and ice instead of snow. Only if it cools down up there then it will transition to snow but the later that occurs the less we will get.

FOX has a good weather team and Ill believe them.

By the looks of how hard it is snowing right now it looks as Fox 4 did their normal job of predicting the wrong forecast. Lezak said the snow would start around 12-1 looks like he was spot on.

Now that I look at the tree branches it looks like ice is starting to accumulate. Thats the last thing I want to see.

Just got home. I cant believe I only got a dusting where I live and 10 minutes away trees are down and there are 6 inches of snow and ice.

We got 5" in Belton. That stuff was coming down hard! I was plowing the front of our church on 119th & State Line & by the time I got done w/ that portion, I had to do it all over again because it had 2" on it again. I ended up pushing the whole lot 3 times when I was all said & done. I normally would have waited & done it all at once, but this stuff was so heavy I had no other option. No we're going to be seeing a thaw/freeze pattern for the next few days.

I have gotten about a week and half in of FT cuts now.

Today was to damn wet to mow but Ill start back up Wednesday with regular cuts.

Today Im working on tax junk. :hammerhead: and tomorrow I have some limbs to pick up.

I should have the equipment out & going this week if all goes well. I've been getting calls for landscape maintenance since last week. Dad asked if he could try his hand at the mowing again after taking a break from it for 5 years now. Funny how things work out. I worked for him for many many years & now the tables have turned.

I've had only a few calls in the last week, picked up only 1 new account. Have only sent out about 2,000 fliers/doorhangers though.

JM with the 25K you sent out (they looked amazing by the way) I figured you would have all sorts of calls.

The grass has barely started to grow. Give it some time. Also expeect people to be making cut backs this year.

Gosh we just had a snow event be patient!! Our phones not ringing with new customers yet but we are getting more add-on's than we can handle with our existing customers.

I am glad we have got the rain... Set at the legends during the snow storm..all 8 feet we were supposed to get :confused:... And never got..... But we were called to be there and waiting.... What happened to a few week ago.... 70's sunny.... I have calls for weed spraying.... But between my normal day job and the rain... I can't do it...... And the grass is coming up quick...... I would say in the next 2 weeks with sunny days and nice temps we will all be busy again............. I can't wait!!!!!!!!!!!!!!!!...............

My minimum for houses is $32 but Im usually at $37 or so.

Dont let people tell you your price is to high.

My minimum is $30, but I don't have any less than 40 right now. I started the ones I have @ $35 about 4 years ago & raised them to $40+ 2 years ago. I have never had anyone complain about a yearly increase as long as it is minimal. I have increased others by as much as 50% though & they had sticker shock & just stared at me because I left them speechless. It's always entertaining to give someone a price that you know they won't take & then they accept it because you've put up with them for this long already.

I Don't agree with mowing before April ,,,,,Just my thoughts ,,,,,the grass just started growing a few days ago,,,,,but if you all can find work to cut more power to you ..I just don't do it ,,,,,I've had a few customers tell me that some companys take advantage of mowing to early ,,,,but what do i know ,,,,,,,,,,,I think if you get by with it ,,,then great

I mean like frozen grass, a little frost ok. It's going to be cold tonight but I guess it's not going to completely freeze the grass...hope that makes sense.

Same here i have cut some lawns 2 times and other 0. Some were 6 inches tall 2 weeks ago. It depense on where it is located, with trees or not and if it has been fertilized.

Hey applicators, what is the missouri law with respect to posting flags after an application. I see some guys put them out for everything and other guys only putting them out when they are spraying. I just glanced at the Mo pesticide use act and didn't see any specifics with regards to the flags.

Wright; Your not alone. We sent out 5,000 postcards over three weeks and got a .2%. return (not 2% but .2%). Targeting zip code, homes over $250,000, income over $150,000 and age over 45. We tested the list and it was a good listing.

We get a 2% return on handwritten envelopes with a stamp and no return address. They got to open it. They look like it came from someone they know.

We were hoping for at least a 1% call ratio. But so far, not even near it.

.2% is high generally its .1% or less. Unfortunately it's easy to get sold on something that looks good to you. You have to make it look good to the consumer for them to call. With the amount of trash people get in the mail it generally goes in the trash.

We consider 2% high but not .2% (2 tenth of one %). Right now we would love a 1% return.

Our handwritten address on envelopes with a letter always got a 2% response . Even with different listing. But it is a lot more work and expense.

We also mail to the same listing around three times over a 4 month period.

Looking for any work you all can throw our way. With this economy we've gone into other areas of construction and service. We are still a lawn service company and looking for any sub work that you all need help with (out east of KC, Blue Springs, Grain Valley).

We have several big jobs coming up, but are always looking for decks, fences, garage doors, pole barns, etc. We would appreciate the referral to customers if it ever comes up with them (I know we rarely see them or even converse with them on our routes).

Also, my business partner and I are interested in adding chemical application to our list of services. I know where to go and sign up for the test...how difficult is the test? My business partner will be the one taking it and doing the applications...thanks for your responses in advance.

so one of my accounts was having some really big drilling going on in her backyard. They had a special company all the way from manhattan(KS) come out to do it. I was mowing another yard 3 houses down, when 2 OPFD trucks came rollin in, turns out when the auger hit 280' it broke a pocket of natural gas, not a natural gas line, but a pocket of natural gas. Very weird.

I have a rental property in Overland Park. The address is 7216 W 61st St. The house is currently up on the market and I live in Florida. It was a rental property and now its vacant so I need the lawn maintained. I need a bid for the mowing, and possibly fertilizing. My realtor will monitor to make sure its being mowed. Wheres the tree located?

A couple of my customers took some of them down but they had to get permission from the city because they were on the other side of the sidewalk.

Why anyone would plant those is beyond me.

I drove by it the other day when she called, for some reason when she said it was on Gregory, I was thinking Raytown. I get halfway there and realize it's too far. The only issue may be parking, the street is pretty small.

I put in 7 hours yesterday on the 72" and 5.5 today in order to get the campus mowed before this rain. Got it done with a little help from the 62". Two guys started on the front "40acres" we call it, but got rained out. We got paid by the city for a few years to cut this "40", but that ended early last year. Since it is in front of our campus we cut it anyway to keep the campus looking nice.

Let's see, Monday mist rain all day. Got 11 done in the mist. Had to scape after each account. Tuesday, worked 12 hrs trying to catch up. Pretty good day. Today (Wed) mist, fog till 1p.m. then rain all afternoon. Got 10 done with tons of scaping. Thurs, Friday, Sat and Sunday is forecasted for RAIN. Anyone else worried about getting all accounts done by Sunday. We have two more full days of mowing (our Wed/Thursday route) to do and we are praying to find an opportunity. The lawn are staying wet and are really tall. Everything is mowing of like crap. Anyone else starting to panic.

OMG, I hope its not a repeat of this week. This week has probably been the most challenging in the last 13 years we have been in business. Also the most stressful. We have about 5 more hard weeks then it gets much easier mid June. Until then I guess we will just try to keep on top of it.

I figure the crew just has to get done what they can through Saturday, then finish up on Monday or Tuesday and repeat. Some will get mowed twice next week and then hopefully a normal schedule will prevail from there. Not much we can do, good thing is that most customers realize this - but there is always that joker out there that will call and ask why we haven't mowed!

I've recieved 8 calls this week to bid commercial properties in my area with multiple locations...the chief complaint is that the company they use now isn't reliable...I asked what it is that is not reliable...the answer was the grass is too high right now...3 of those phone calls did not get an estimate from me...I'm not out to screw other guys because they are backed up with this rain, as we are too. Those 3 businesses were told to hold tight and their lco will get to them soon....the nerve of some people.

However there are 5 other commercial accounts that I bid this week that are already under contract with someone...don't worry I'm not lowballing anyone, I am legit with insurance and license. When the phone rings and someone wants me to hand me money, I'm taking it. These accounts did not complain of the tall grass, but rather other complaints that are preventable by the lco that services the properties.

I will not post which ones they are as I don 't even know the lco's that service them: the businesses didn't tell me.

Just wanted to let you guys know to make sure you are doing everything to can to be professional and courteous...otherwise I'll take the accounts or someone else will...

OMG.

Ok, so I get a call from a friend of mine that knows a guy who just moved into the area and he does lawn care. This guy has picked up 188 accounts so far this year and is looking to get rid of 88 of them. All of them are in my area. So, I go and talk to this guy and he gives me names and numbers of all his new customers so I can call them.

I start to call these people and tell them my minimum weekly service price is $30 per week and goes up from there. They all freak out. Get this.......he is cutting 8k-15k sq ft yards for.......$12 per week.

So now, there are a hundred people in my area who are under the impression they should be paying $12 per week for service. Un-fu**ing believable.

Sorry had to vent. It's just unreal.

He has a helper and said he averages $36/hour. Not sure what he pays the help.

Had a new trimmer rack made yesterday by a local KC guy. He does great work. He builds them so there is no spinning of the trimmers, he can pretty much fabricate anything you can think of.

Double rack goes for $125 and Triple rack goes for $150.

Got a visit with Mo Commercial Vehicle Enforcement today. Held me up for 1 hr. But got off with just a warning. No medical card and the Vin number on the trailer is pealing off. They were set up on 210 hwy right by 291. They were stopping people 2 at a time. I saw another LCO that was still there when I was done. I hope they didn't take him out of service.

Must be the day for inspections. I had a site visit by our friendly MO Dept of Ag inspector I was very pleasantly surprised by how nice she actually was to me. Looked over license, insurance, and records. Saw that all chemicals stored in containers, gloves, protective eyewear. All in all good visit now if I could only get that 30 minutes back.

They said the reason for the crack-down is last year in Missouri there were over 600 accidents involving LCO's with everything from mowers falling off trailers to trimmers and hand-helds. They are trying to run the illegal operations out of the state.

it didn't have a number, just our name painted. we are in the row of food vendors, about in the middle on the north side. we do the phillys, walking taco salads, baked potatos, chocolate cover cheese cake, etc etc. shouldn't be hard to find. there is only one row of food vendors with food for sale.

Found a JD 647a for $3500 but it has like 700+ hours on it, and it weighs over 1,000lbs. And I would prefer a Wright.

I know the good deals are in the winter time, but I want something now...bad habit of getting my mind set on something and wanting it right now. lol

Just seems like you can't go wrong with a Wright though. A 36 would be perfect for me, mainly doing small to medium residentials, but a 48 would be nice, especially for one property I picked up this year, about an acre...with my 32.:dizzy: the sulky helps for sure.

thats a big lot for a 32!

I carry a 52, 48, and a 36. That just about does it for all my yards.

Have you thought about a 48 walk behind with a sulky? You can pick up a new one ( I use Encores) for fairly cheap.

Yeah it is, but it's wide open, out in the "country", I knock it out in about an hour,not much trimming and I charge $70/week, so I keep doing it.

I have looked at a few walk behinds, but would rather just start buying one Stander at a time until I have all I need to do any property.

Good price for that.

My thoughts on the WB are this:

If you can buy a brand new one. Pay it off and then next year with it having low hours trade it in or sell it online for a brand new stander. If you keep it in good condition with low hours you should be able to get almost what you paid for it.

Question for you guys to try an answer... standers--- are the deere 647,657,667 weigh more than a great dane unit's... is this caused by deeres deck??? I know most like the wrights..... thats what I see at least 75% of the time.... but I see less deere's than great dane units...... I demo'ed a toro... it was alright... did not like the rubber pad, seem to slide around alot .... I have a 757 deere with a 60 and a kubota bx2200 4x4 with a 60.... I need a 48 deck--- would like a stander for some of my smaller properties.. the 60's tend to scarf up sometimes and I think some of them just would look better with a smaller deck.... any info would be great, thanks Alex!!!

Yeah I was thinking about doing that. I could just go back and load up the old 32" WB but that's not very convenient. Can't fit both mowers on the 5x8. Hopefully she will let me put in a larger gate, it's a great account.

I used a backhoe to push a pipe under a sidewalk once.

Also a pressure washer will work. Just dig down and the blast away letting all the dirt and rocks wash back towards you.

Im heading out in about 45 minutes or so. Gonna start the day with some small yards and bush trimming. Hopefully it will dry out quick.

Does anyone know of someone in the K.C. area that sells dye to re-apply to mulch after the original washes off? Lesco did, however the do not anymore.

Today wasn't to bad. I just need a few more days like this to get used to it.

Yeah, it's just the first few that suck. I try not to ***** about the heat usually, always remind myself that at least I'm not over in the sandbox anymore wearing 100 pounds of gear.

does anyone have fert accounts in Grain Valley??

I'm breaking down and THINKING of hiring someone else to put my yard on a program. I'm not licensed in chemicals, nor do I offer to any of my customers, just mowing.

I know most have a minimum, but I'm thinking of just treating my front yard and leaving the back (two dogs terrorize the lawn anyway).

I would just like to stay away from some of the bigger companies (chemlawn, trugreen, etc.).

as I just read the last post it began to rain in Grain Valley. Just enough to bump the humidity up to almost unbearable for 6 in the morning...sweet.

Haven't been on in a while, just thought i'd stop in a tell everyone to watch your equipment! Had a grass catcher stolen off my truck in Shawnee, and a good buddy had a blower nabbed a couple weeks ago!

On a side note: The heat was brutal today! :dizzy:

For some reason about 3 weeks ago I started to take my key out of my John Deere Quik Track.

I was coming out of a backyard today with my 36 and saw 1 guy standing on the mower and another guy stopped with a truck and trailer. They saw me and took off pretty quick.

Nothing was missing though out of my truck.

People suck.

Crazy. Glad nothing was taken. Since I got my stander I've made it a habit to take the key out every time.
