I'll start putting signs up here in about 2 weeks, My big mailer will go out about the 2nd Week of march! I need to shoot for about 40 more!!!!! I'm already calling up last years customers to get them signed back up for 08'

Im hitting about 50 commercial buildings within 1.5 miles of me 5 times in the next 5 weeks with oversized postcards. Im also sending out about 1000 door hangers. New website is almost ready also.

Im hoping to add around 25-30 new accounts this year.

The addresses and postage are up to you unless you want to pay extra money and them do it.

I personally know who I want to target. Compile a list of addresses. Print them out on labels and get them in the mail.

All my prices on stuff like that are different.

Mowing is my main income. I charge by the yard for that not the hour. Mulching is priced at $80.00 per cubic yard INSTALLED. If you are talking about trimming bushes, hedges and doing landscape maint. then I charge $40.00 per man hour.

Well I got my addresses through a realtor that I know. She pulled up them all up through the MLS system and tax records.

As far as ordering them...I gave you the website the use. Just design them and order them.

Probably right...I went to a Catholic HS though so most of the time when Shawnee Mission or Blue Valley closed we still had to go.

Actually, the decison to call off school is usually made by the bus companies - who have had to tighten there own acceptance of risk in order to maintain lower insurance rates.

Pretty much you can feel assured that if it has snowed at all between 12:am and 6am -- school is cancelled.

Not for me it wasnt. It was the arch-diocese that called it. I dont even see buses around here anymore for HS. I dont think they exsist in Johnson County.

Anyone got an opinion on getting an EIN for a small sole prop. business?? Any advantages or disadvantages? So far the only advantage I see is giving a number that not your SSN to a business. Thanks for the input.

Tax breaks don't have anything to do with it, you wouldn't need one unless you have employees or you are involved in a partnership. However, having one to eliminate giving out your SSN is a good reason, one instance you would use an EIN is when opening a business bank account. I can't say I used mine much before I hired employees......

That is true but has nothing to do with getting an EIN.

I asked my tax person about the ein and tax breaks - he said that as long as I have reciepts for the stuff I buy for the business, there's no difference - the ein would just be so you wouldn't have to give your ssn and it's easier to get to "wholesale" items.

Looks like it will be a few more weeks. Ill be out tomorrow and Thursday to get some work done but other then that its back to the 20 for a while.

Yeh, I wish they were all like that. Got a full nights sleep, plowed off real clean, didn't use up alot of salt and home in time to build a snowman with my 5 year old twins..... Priceless:clapping:

2nd week I do all my spring cleanups and its usually the 3rd or 4th week I start cutting FT. Most of the weathermen around here said this morning that we can expect a pretty big warmup towards the middle and end of next week.

Leezak has been almost dead on right about everything this winter though.

I spent 2 hours last night on craigslist and didn't find much, I would like to keep it under 500 - I'll even consider fixer upers - just don't have much capital this time of year.

I sounds like you just want a used one but if you want to spend a little more I bought a 6.5' x 10' trailer for about $800 or $900 from these guys and they are great I highly recommend them. They might have some used trailers but I doubt it don't know if this helps. By the way they are in pleasonton ks which is about an hour south of kc.

I bailed on the trigger deals 2 years ago, not worth it for me. Brake controller what kind of truck most just plug in no wiring. and 2 screws and done.

yes I had some accounts once or none of the time in a year forget them they are trying to give you the crap work, and they want you to drop what you are doing for good customers and be there now, even if you state it in your contract that they are on the bottom of your list by doing this.

Don't know if it is anything like my Dodge, but I just had a wiring harness that plugs right in after hooking it to the controller. Took all of about 5 minutes.

The trigger deal is the point where you start plowing the properties. That's easy for you too say to not take on that type of work, but we provide all there lawn maintenance and lawn care for the homes. It's just what you have to put up with sometimes. Do I like it? No, it's just the price of doing business with some HOA's.

The only things we have a trigger on is driveways 2 inches. And I always hope that we get an inch and 3/4. I can make a whole lot more on parking lots.

So on these "trigger" deals...

Do you guys do these with commercial properties also? If so what happens if someone slips, falls and breaks their neck because the property was to cheap to pay you guys to do it? Can the person come back on you?

All my lots want it off no matter how much. I love the little ice events send out 2 trucks to salt and done in 4 hours. I would rather have ice than snow.

I agree I was figuring it out today since November 31 I went out a total of fourteen times to salt, scarp sidewalks and lots. This is the best year that I have ever had hands down. I am looking forward to spring but I am like ya another snow or two would be nice.

Hi Gentlemen,

I am also from KC, midtown area, but work mainly in JoCo. I am looking for a serious partner to take a small lawncare biz to the next level. I used to do landscape and sprinkler work for Village Gardens for 2 1/2 years and mowed off and on for 12 years. Should have my applicators license in March. Been living off of mowing for 2 years now and ready to step it up some.

Looking for someone with strong landscape knowledge and sales skills. Someone not afraid to get in touch with prospects and keep after them. I want an ambitious and motivated person who will take this serious and not some passing quim to work for the summer.

Mowing season is right around the corner and I have some excellent marketing in place and also a contracted telemarketing campaign which is going to be very successful. I am in the Yellow pages and have other very good advertising.

I have 4 trailers. 2 are fully equipped, 1 not in use(20'), and 1 commercial 20' trailer to haul heavy equipment as it is needed.

Some of the equipment includes
Everride Warrior 60" 0 turn w/23hp motor (only 21 hours, is a CHAMP!)
Lawnboy 48" 0 turn
Walkbehind 38" cant remember the brand but runs strong
4 push mowers/new
2 commercial weedeaters
Chipper for smaller jobs
Dodge 1 ton w/dump bed and snow plow

Various shovels, chainsaw, equipment


SERIOUS INQUIRIES ONLY!!! A one man show cant take it to the next level so I am seeking a person who has been seriously thinking along the same lines and is truley ready to put in the hardwork and hours it takes to make something good out of this with STRONG ability to do sales and aspires to build a strong company. I have the paperwork end taken care of, have also contracted secretarial help for bookkeeping and so forth. This will be a great opportunitiy for the right person to step in and with hardwork and determination and build a lasting enterprise. (some details i have not mentioned here that are important to achieving our goals. I will save this for the right person when we meet). I have a network of helpers to if needed. anyone else get this snow? we had around 7" out at 3 am and home by 11. very nice. i also don't give them a trigger. if it needs it i do it. never have any complaints yet. been at it 20+ years. that ice or sleet we had the other day wasn't 2". the lots needed plowed bad. the ones that didn't do anything were ice for 2 days.

anyone else get this snow? we had around 7" out at 3 am and home by 11. very nice. i also don't give them a trigger. if it needs it i do it. never have any complaints yet. been at it 20+ years. that ice or sleet we had the other day wasn't 2". the lots needed plowed bad. the ones that didn't do anything were ice for 2 days.


I got a dusting and its all gone.

Im looking for some pine type trees I could plant on my side yard that would give me a fence of some sorts. Something that grows about 20-25 feet tall and eventually trim up to where the bole would be about 5 feet or so.

Does this sound reasonable? What would you recommend? And what's your price?

Rider is worth more than 3k bro. the trailers give or take. Your $20k price is a little high for new. I got it priced at $16k from a freind of a friend. We are starting to get the phone ringing for lawn work. We have been very busy building racks and such for our industry and might see how that turns into a fulltime thing after this season. I didn't have any idea how many folks wanted a good custom rack built. I think it is still going to be nice this weekend so phone will be on fire for everyone. Seems like we had a short winter this year. I'm not sure I'm even healed up :laugh:. Our goal this year is make the same amount but try and spend less. The dang bad weather days kill me as far as spending money. Wife says next rianing day she is locking me in the closet,lol. Hope she leaves some beer in there:drinkup:

i think its been a long winter. snow money was really good this year but i am ready to play in the dirt and get muddy. what kind of rack are you talking about? i know what you mean about rain days. i think the dealers live for rain days. well i'm going to go to work. going to try to start an irrigation system today. digging up the water line for the water tap first. should get real muddy.

I got some cleanups done last week. Mostly cutting back liropie and fountain grass. Still have some more to do this week.

I used to but I moved and I have a closer dealer now.

The biggest problem I had with Arnolds was their prices. They tried to justify higher prices by having to pay taxes on a building in downtown OP.

Other then that they were great. The service was very good.

Thats to bad. He made that shop what it was. From what I heard him and Curtis had a little bit of a falling out a couple years ago when Curtis wanted to sell but would not cut Donnie a break on the price. Ever since then there was some tension.

I was always treated very well when I went in there. Like I said though, my biggest problem was with the prices. 3 blades for $60.00 + in my opinion was WAY to high.

I could order online and get all my blades and filters for half of what Arnolds was charging. The only way I stop in there now is if Im in the neighborhood and need something.

Everytime I took something in there to get fixed, it seemed like they took their sweet, sweet time and did not care that I had a business to run. Very untimely service, and their mechanics were always pretty rude towards me. Just usually an overall unfriendly experience when dealing with their service.

Blue Valley gives me a loner mower to use for a few days if I bring my mower in to get fixed, and if its just for a few hours they wont charge me anything. Everyone is real nice, and their prices are a bit better too.

Wow, thats completely opposite of the way I got service. I usually walked in there and Donnie and Curtis would drop what they were doing. They were like that with all the commercial guys I talked to.

Thats the date I start every year. Kick it off with a 2.5 inch cut to get all the winter growth off and let the sunlight start hitting it. Gives it a bit of kickstart to get growing. Also scalp all the zoysias.

I usually start on that date because most of my customers fire up their sprinklers early and dump a ton of fertilizer on their lawns. I dont want to wait to start to April and show up to a lawn that is 8 inches tall.

If a customer comes out and stops me then so be it but if not then its fair game and its getting cut.

Check the soil temperature. That's what determines when the lawns start growing. The sunny lawns will start first. The shady lawns will probably not really start growing till April. My records from previous years prove this out. My clean-ups are done in March and we don't start mowing weekly till mid-April.

I have about 30+ accounts in the KC metro area that I have for sale. I know it is late in the year to do this, but a personal situation has forced me to do so. I have been in business for about 5 years and have about 50 accounts, but I am only selling the very good, consistent, weekly accounts. The others are every-other-weeks, etc. that I am giving to a friend.

The accounts that I am selling are in some neighborhoods that are pretty difficult to get your foot in the door. I do mostly mowing, but also some basic landscape (i.e. mulch, shrub trimming, etc.). There is a possibility to do more for these customers, but that is all that I offer.

I have done some research regarding selling and buying of accounts since I have never done it before. It seems there are quite a few opinions regarding this. I don't have a real clear-cut answer. I am a fair person, and I think we can come to a reasonable agreement as I do think these accounts to hold some value.

From what I have heard about them about 95% of them actually make them into a newspaper .

I believe its up to the driver and his assistant to get them into the newspaper. Most of the time it works but they miss a paper here and there.

I have about 30+ accounts in the KC metro area that I have for sale. I know it is late in the year to do this, but a personal situation has forced me to do so. I have been in business for about 5 years and have about 50 accounts, but I am only selling the very good, consistent, weekly accounts. The others are every-other-weeks, etc. that I am giving to a friend.

The accounts that I am selling are in some neighborhoods that are pretty difficult to get your foot in the door. I do mostly mowing, but also some basic landscape (i.e. mulch, shrub trimming, etc.). There is a possibility to do more for these customers, but that is all that I offer.

I have done some research regarding selling and buying of accounts since I have never done it before. It seems there are quite a few opinions regarding this. I don't have a real clear-cut answer. I am a fair person, and I think we can come to a reasonable agreement as I do think these accounts to hold some value.

Nothin in Lee's Summit but there is a dip chit that is salting lots. He is putting it down on dry pavement. Looks like the salt flats.

Pre-treating. :hammerhead: Better safe than sorry & have someone fall. It all depends on your customers preferences though.

Pre treating what the upper 30's and sun tomorow? That was straight up raping the customer. He has more of a chance of someone falling on the salt now. Wouldn't that be a ***** a slip and fall because he was putting salt on dry pavement when the sun was shining.

Long time lurker to the site here. I am getting ready to enter my 2nd year of mowing. I mainly do mowing for banks on foreclosed properties, but due to the huge range of driving I do for the banks, I am going to pursue some clients that are nearby so that I am not spending all of my money on gas.

I am in the Lee's Summit area. The killer part of mowing foreclosed properties last year was the drive to Leavenworth and Spring Hill for one house in each town. I am still doing bank jobs this season and am hoping that gas doesn't go to much higher. Like my grandpa said though, you can hope in one hand and cr@p in the other and see which one fills up faster.

If you went up North today, you'd understand why he was salting. It was crazy slick around Holiday Drive when I went to the dump this morning. Probably 3 or 4 wrecks between K10 & Holiday, I almost ended up in a ravine myself. If I didn't already have plans I probably would have pretreated also. If someone tried to sue for slipping on salt, they would lose. But if they slip on ice due to negligence of the contractor assigned to keep a parking lot clear, there is a much higher chance of them winning. I've been on both sides - salt or no salt. Luckily the place they slipped on the ice was beside a car that I couldn't clear the snow around, i.e. not my fault. Both times it went straight to the insurance.

Like I said though, it all depends on your customers needs. If it's a retail setting, you need to be salting to prevent any chances of ice forming & creating an unnecessary hazard.

The freakin sun was shining. It snowed in Springfield the other day I guess that I should have sent the trucks out just in case it made it up here. This guy was the only person that I saw out salting today. I had another lawn service call me laughing when he saw this guy doing this.

There's a couple hundred miles in between don't ya think? There's a big difference in that & right on the other side of town. FYI, there's still snow on the plaza from what the news was showing.

For what it's worth, I didn't do anything this storm because it was dry & sunny all day in Belton w/ the exception of some flurries. It's his business & his problem. That's the way I look at it.

I run them in the spring and fall. They don't seem to leave as nice of stripe. But they do hold an edge better than the regaler blades.

I dont run them in the spring. When its wet they tend to ball the grass up and spit it out. I do like them in the fall though with leafs.

I run them in the summer & fall only. I can't run them when the grass is wet because they clump too bad like IN2MOWN said.
