Bruce, Flyer have been minimally sucessful. I think I started a little tioo early. The last group go out this Thursday --- Sio I hope for the best turn out from these. Another 5,000 tot he same people who got them two weeks ago. C'mon warm weather!!!!!
Lombardi, Sorry about missing your earlier post. I get my Mulch from Suburban usually -- it's convenient. Cedar goes for $22.99. Not too bad for around here. I also sometimes go out to a place in Martin city called Mulch mart. I talked with a guy yesterday that would sell me Cedar for 16.00 a yard but it was for a semi load -- 100 yard min. I don't have that kind of space unfortunately -- his number is 913-541-1153

Does anybody have any suggestions where an economical place to dump yard debris is.
Alot of times after doing various landscaping jobs I'll have alittle brush or dirt, or just basically junk-- but all organic compostable type of stuff. Last year I had a agreement with another landscaping company to dump at their site -- but that isn't going to work this year -- I have to find a new place.
What do you think -- any ideas? Deffenbaugh is too frickin expensive to even consider!

I use Missouri Organic Recycling at 435 & 12th street.
Prices seem reasonable but might not be too handy for you.

Just wanted to ask what wholesale nursery you guys use around here in Kansas City. I am thinking about buying from Hermes Nursery but I don't know if they are the cheapest. Any input on this would be appreciated.
Also, if anyone knows the cheapest place around Johnson County, let me know. Hermes wants $25.00 for oak double shredded. That sounds a little high for a wholesale price.

I use Suburban, Colonial, and the Mulch Mart. Both of the nurseries offer a good contractors discount and the plants/trees are of good quality.

Those of you from Kansas City, KS....I have a question.
I just came from a trailer service business and there was a guy telling me about some laws that I was not aware of, but maybe you can tell me if it's true.
For a commercial truck and trailer you HAVE to have:
1) Truck and trailer inspected by DOT
2) Carry fire extinguisher and triangles at all times
3) With tandem axles, BOTH have to have brakes
4) DOT tape around trailer and emergency break away cable
I was getting an estimate for a hitch and receiver mounted on a 2 ton truck. I was trying to sell me the wiring for the brake controller along with the brake controller. Not sure if he was just trying up sale everything, or if there was truth to his words. I have the DOT tape, brakes on 1 axle and emergency brake cable. He went on further to say that the DOT is cracking down on the weekend landscaper and they will shut you down in a heartbeat.
Any experience or knowledge? Mainly worried about having to get trucks and trailer inspected and having brakes on both axles.

Blue Springs rental on 40 hwy told me they had them. I haven't actually gotten one, but called and they said they had them available.
Rate was $11 per hour w/ 2 hour min or $60 per day, I believe.
Are you interested in work in Raymore area?
I am getting a few calls out of the Lee's Summit paper from out there, and I really don't want to go out that way.

Man -- I did all of your work for you. I needed one the other day and I called every place in town. United rental is the only place that has them -- both the one in Olathe and the one in Martin City. $22/hr - 2hr min.
It is the trench master -- I love that machine -- it works like a pro!

In my opinion nothing is good for putting down plastic edging -- I hate that stuff. But -- I suppose it would work. I have used it before when putting down steel edging -- but am not sure how much time it actually saves. Usually pretty easy to dig in with just a good sharp spade.

I posted this in the genral trialer forum also -- but figured you guys would have a better feel on the local prices anyway.
I'm looking to buy a new trailer. I found a used one today and went and looked at it.
It is a 16' x 7' tandem axle trailer with 1/2 ton axles and electric brakes on one axle. It has 4' expanded metal sides.
He is asking $1000. Does this sound like a good price?
It is three years old. Tires have about 75% tread.
The only thing that worries me a little bit is the 1/2 ton axles. Wondering if this is enough for my general landscaping. I had 3,500 lb axles on my other trailer.
I suppose the most weight I probably ever put in it is 5 yards of mulch. I figure mulch weighs in at about 1000lbs /yd. So I wouldn't be able to carry that much mulch anymore.
Look forward to hearing your opinions.

Axles are too light. That seems almost unbelievable that a trailer that size has 1,000 lb rated axles.
If it is true, stay away from it.
I bought a new 6 1/2 X 18 w/ brakes for about $1600 w/ 7,000 lb axles last year about this time.

Jeff, as the others said, the axles are way too small. If you do landscaping you will be hauling a lot more than mulch. Just one pallet of Pavestone would be too much on that trailer. You will also be hauling dirt, gravel, river rock, natural rock, etc. I got mine at Truck Trailer Hitch in Grandview. Huge selection and the best price in KC.

Thanks for the advice on the trailer -- We were all thinking essentially the same thing. I decided I would offer the guy $800 and then swap in 3.500# axles -- but he didn't want to deal so I let it go. I'll still be looking for a trailer --- I'll probably give the guys in Grandview a holler.

I'm afraid it is true. We got pulled over Tuesday morning by the "KCPD Commercial Vehical Enforcement Division" for a low tire. He did a through check of us and ended up putting us out of service on the spot.
We were a block away from Croft trailer on Truman road so he let us drive there to get it fixed. If we were caught driving it anywhere else they'd impound the vehical and could get a $500 fine and up to a year in jail. Croft couldn't't get to it for like a week or two so we had it towed back to the lot to "fix" everything ourselves.
Here's the list/ticket we got.
1. Not having brakes on both axles
2. Not having a breakaway device.
3. Not having 3 red clearance lights on the back of our trailer.
4. Not having fire extinguisher mounted. (we had two behind seat of our truck. Just not mounted)
5. Not having 3 reflective triangles.
6. Not having "annual trailer inspection card"
7-?? Various other small ones for not paying attention..IE Headlight out, clearance light out, etc.
He only gave one ticket. It grouped all of them together.
Here's what he did in the inspection so you'll know what to check/fix.
He checks for all the above and he did jack up the trailer to check brake operation. I believe he was either checking dust caps to make sure they were tight, or was feeling for heat to see if the brakes worked. He checked all lights of both truck and trailer. IE tail, stop, turns, clearance , headlights. Checked horn. Has you turn wheel hard back and forth with motor off to check front end play. Checked for class E license (I know..a given that he'd check for it) along with insurance/registration. I didn't watch the whole ordeal but I'd assume he checked the tires out for wear and **** like that also.
We bought 2 complete backing plates, drums, the breakaway device w/ battery/charger and box to mount them, 100ft spool of trailer wire, 30feet of 12ga wire for the brakes, and the 3 clearance light bar for $275 at Croft. $245 without the 100ft spool or clearance light. This was for a 10" brake setup. We got one trailer done and have to do the other now.
If your even remotely mechanically inclined you can install everything yourself. It was pretty easy. Adjusting was a little time consuming to get all 4 working equal. NOTE: We replaced the shoes on the old brakes, then realized the magnets were worn. Cost $85 for magnets and shoes. It's only $100/pair for the whole backing plates. Lesson learned.
Anyway, Hope this info will help someone.

I am in the KC area... well, actually WAY South. I hail from just outside Joplin, MO and am looking to get connected to some of my area colleagues. I am 2 hours south of KC and would be willing to discuss any proposals anyone might have... sub-contracting, regional services, etc. If anyone has commercial or residential jobs with locations south of KC that i could be of help with... let me know.
Also, the DOT questions that were asked/answered... were those local to the KC metro area... or are those state regs?? I hadn't heard of some of those in my area... but i definitely don't wanna get caught with my pants down!!

How are all the Kansas people doing this week. Man, we need this rain don't we?
I was wondering if anybody would like to split a bottle of Primo maxx with me. I want to try this out on a few lawns this year -- but I do not need a whole gallon -- which is their smallest amount they sell.
A gallon costs $433 +tax at Lesco --this seems to be the same everywhere. A gallon will treat about 4 acres at it's max rate of .75oz/m.
All I really need is one quart. So if we could find 4 people to split the costs then each of us would only spend $115.00 or so.
Anybody interested?

After renting the trench master a couple of times I went ahead and bought one... good investment. Handy machine...
Also,... My step-brother, who used to be my main crew foreman is looking for work. He is fully capable of handling every aspect of lawn maint., landscape install, 'light' hardscapes, (I did not do many big landscape / hardscapes)... , hydro-seeding, managing a crew, just about any piece of equipment you can imagine, ....

Also, I used to work the Raymore area... I had quite a bit of residential success.. 5 years ago there were not many commercial lots but I have noticed new comm. development recently... My best account was a residential off 'J' hwy, and Lucy Webb... 35 minutes for a crew to mow, blow, and trim.... $200 per cut, weekly no matter the growing conditions, twice weekly in spring growing season. Paid on time, every time... The home owner was more than glad to pay such an over-bid just to insure the job would get done.

Hi to all I am new to this local forum (Western Shawnee)... but anyway in response to Hamon's ? about where to dump yard debris and waste...I know a reputable company that takes it and grinds it...and colors it for mulch... decent prices on dumping AND GOOD QUALITY and PRICES on mulch they grind they just expanded into this at the beginning of the year..... I-635 and Kansas Ave. area. Let me know if you want more info as they are very busy starting up the operation and have many large tree companies dumping there already and large landscape cos. taking out the mulch.

Hey just wanted to drop a line to the local KC guys out there.
Not really in business here, but maybe soon as current job may be going to India. Just wanted to let you guys know that I may be able to provide some assistance with irrigation/pond questions. My Father-in-Law, and brother-in-law do ponds and irrigation in Abilene, KS about 21/4 hrs west of here. I have been working with them on weekends for approx 2 years. Also use to mow from JR high through college. I was glad to see some posts about where to take yard waste, because I hadn't found any place yet. Luckily our neighbor let's us dump in her back yard for free.

Hey guys, I am in Lee's Summit also, maybe you've seen me I've got a big red crewcab f350, do a lot of work in the lakewood area. My mowings really slowing down, are yours?? Just wanted to say hey to everyone because I just saw this thread. If anyone has any tree work they need done, or want to sub out let me know. I have several years experience, and I am insured for tree work(you thought LCO ins. was high). Anyway, like everyone used to say, once mowing slows way down we need to meet up so we can put faces with these names.

I do some, but several of my properties are already not needing cut weekly. Even those I have contracted want to pay by the cut... Guess maybe I did that wrong.

I have some that are monthly contracts paid per mow and some that are on a level payment plan. The ones on level payment plans are calculated by previous years services averaged out from Mar to Dec.

I ONLY MOW FOR FULL-SERVICE ACCOUNTS.I figure all of my full service accounts on 30 cuts per season.
owing makes me very little money -- barel;y pays for itself. BUT -- it does get me many dcustomers who would look lesewhere if I did not offer mowing.
To figure monthly price I decide onr pe/rcut price and times that by 30. I have found 30 is the average number of cuts in KC per season. Decide how much i will need to cahrge to trim shrubs 4 or 5 times throughout the year. Figure out cost for doing weed control and fertilizer applications. All of this is then divide by 9 mos. and then charged flat rate each month.
In the spring I am often mowing every 4 days -- but in the summer I may be mowing every 10 -1 5. I mow based on the grass.
I then offer a prepay discount which many custoemrs take me up on. I usually give 4%.
So - I ahve a customer who has her lawn mowed, shrubs trimmed and fertilizer and weed control done for $230/mo. So with her prepay discount she paid me for $1988.00. She never worries about her lawna gain until Next spring when she will write me a lishtly larger check.

What is your average chrage for owing? Hey teacher how could you be in in Overland park and not making much on owing. Not sure why you make a lot on fertilization porgram and not owing?

Average charge for mowing? $35 and go up form there.
Don't make money mowing because there are so many people giving away there time. One of my accounts that I charge $55/mow for was jsut appraoched alst week by two companys driving around saying they would mow it for $30. It is a 22,000 ft yard with about 600 feet of bed edging and another 300 feet of sidewalk edging. Geez -- he would be there atleast an hour and he is only going to charge $30?
Applications profit margin is musch higher. But that is because it takes specialized knowledge -- and lots of it --- to do it right.
On contrast -- a 10k property would be charged about $500/year fro fertilizer and weed control. I would be on there propert a total of about 2 houirs for the whole year. A 10 k property mowing owuld get me about $1200.00 but I would be on there property about 20 hours. PLUS I'm driving a $12,000 mower and using another $1000 in equipment the entire time I am there.
biut hey -- i'm just apoor schlep who works my ass off - so i may be all wrong. i don't want to sound like i have all the answers
Similar for landscaping. Myt labor rate is much higher for landscaping jobs then mowing. But that is only once you start foing large $5k plus jobs.
Now -- these numbers are NOT real world exactly -- but they are in the ballpark and they do show the dramatic difference in profit form applications.
Of couse -- you CAN make good money mowing. And it is easy work. but -- it's not how I have formed my business. With mowing it seems the key is lots of crews. Money on volume. With me wanting to stay smaller. One crew for landscaping and anothe for mowing and me doing applikcations --- it works for me.

Anyone who has been landscaping in KC know how the market is performing? General points about competition(large companies that saturate ads), specific booming services(butterfly gardens, irrigation, patios and etc?) preferred suppliers (any area) and views into the future? I am starting landscaping next year instead of mowing (getting out) and plan on doing things I know how to do like turf reno's in the spring but I'd like to get larger jobs ASAP. I have a good idea about the mowing market and geographic/ demographic trends but any trends and tips would benefit me. I'll need to develop relationships with dealers, specialists (irrigation and other advanced trades) and educational resources. Anyone have tips? Thanks!

Hi Joplin! No net yet... I am starting on Tuesday to get it organized because I wanted to focus on friends and family during December. I had a nice December and went dirt bike riding often, going tommorow to 470.
How about you? Did you have a good holiday and get time to spend with family? I worked so much during the year that I left out too much of my friends and family so this had been nice. Did you find a deal that worked out? I know another guy who made comments about selling but he's always working with his church and I haven't tried to call him. I've been taking classes for landscape design and making plans for swiching to landscaping. It's going to be tough and I'm nervous but I know that I'll thank myself once I get going. Keep in touch...

I was reading earlier in this post and someone mentioned a problem with DOT reguarding their tandem. I just upgraded to a 16' tandem with 3500 lb. axles on it. I have brakes on one axle. I talked to MO highway patrol and the guy said I was legal pulling it with a 1/2 ton because my GVWR was under the limit to require a CDL and other pita's that come along with it. I do have a class E license. I've heard so many conflicting reports on this, am I legal with my current set up?

Anyone do a lot of lawn renovations? I'm wondering how much guys charge so I charge the same. I usually charge $99 to aerate a 8000ft sq lawn and go up to $125 for 10k. Over seed and fert I'm about $250. I haven't done any verticuts yet and wonder who does this and how much I can get around here? Any help?
I charge about $300 to do a power rake on 8K lawns. Tough work

Capt Green,
You are required to have a class E "chauffers" license while operating your truck/trailer for commerial purposes. The GVW of your truck is probably around 6200 lbs so as you do not exceed it you will not be in violation in MO. The GVW is a combonation of all weight trailer + truck and cargo. You need not have a CDL for a combonation trailer unless the trailer is rated with a GVW greater than 10000 lbs. Hope it helps.
The only time they will check you around this area is at the dump, also make sure you have the proper lights and reflective tape, fire extingisher, and triangles in the truck, they'll ding you for that too ;)

I'm just starting out, and would appreciate any help with the lawn care business. I've purchased everything I need from an individual that is quitting his business to go manage for another company. All the equipment is less than 1 year old. I'll have a 5x10 enclosed trailer, 36 Exmark WB, 21 Toro, Echo trimmers/edgers/blowers. I'm still working on name and logo, but plan to have vinyl lettering installed on the trailer. Any suggestions for graphics design/install?
I plan on going after 10-15 clients this year, and offering a professional-looking, high quality, very dependable service in the residential/small commercial market around Olathe/Lenexa/Overland Park. I just want to mow/trim/edge, for the most part. I still work full-time (nights) for now.
I don't want to be a low-baller/scrub, and would appreciate any input on gaining clients, servicing contracts, pricing, etc, in our market. I'm planning on targeting homes in the 150K to 350K market.

I talked with a guy who would send out twenty or so clients a year that he was interested in a letter saying that he was interested and would like to be included in any bidding process for the maintenance. He netted some nice large commercial stuff this way. It's an idea that I haven't tried because I've been so busy with residents. I have a couple large commercials that are my best clients by far. One called off an ad and another was a referal from a mower repair place. It's been very nice to have a couple large ones.

I want to be considered professional. I think being professional is being able to say no also. I have never sprayed and would die if I caused an animal or kid to be sick because I mixed something wrong or sprayed wrong.

I live on the KS side but from what i have seen BS and LS are expanding at vert fast rate. I think in the last 3 years there have been over a few thousand new houses built there. New shopping areas are going up. Those 2 towns are really expanding.

Yea, you could grow down here, but you have to realize that while there may be some competition in Marshall, there is a ton down here in the KC area, especially in the LS, and BS areas. Not saying that you couldn't make it work, but there is a ton of established competition.

sup Greg, to add to the answer, I don't think it's possible to expand quickly unless you have huge man power for sales along with a huge or outstanding marketing campaign. A days worth of work a week (I figure that's what you mean, mowing) would be doable but I would guess that it'd take door hangers, door to door and ads plus thirty to forty man hours in sales alone (for residential sales). I started my business with zero clients and had thirty by the end of summer but I worked my butt off with flyers and door to door (had to pay bills) and most of those customers were'nt ideal and didn't last long. They just kinda filled the voids in my budget (crudely).
But your idea sound like it had plenty of positive benefits and little risk so why not try?

Anyone have a good resource for polver. dirt, gravel, bulk mulch (or 3ft bags) and other landscape contractor supplies. There's several in the yellow pages but I want to see feedback from contractors perspectives please. Phillips in Raytown charges thirty a yard for black pol soil, twenty five for a ton of 3/4 gravel, and thirty to forty for a yard of mulch, seems pretty high compared to bits I've heard. Need to get relationships with the suppliers around town. Thanks for looking!

Popper , Suburban is a great source of landscape materials in this area. With 1 draw-back, you have to purchase at least $1000.00 worth of supplies with them in a year to purchase at reduced prices. On Phillips he is more of a retail operation I used to work for him a while back very nice guy but will charge his mom retail. Good Luck.

I had a guy call me twice in the last couple days from a house at 16th and Kensington, told him both times that I don't leave the suburbs. Is that discrimination? I don't give a :angel:

I always had people wanting jobs, had one guy start mouthing me about cutting a plant of his down (wonder what it was) but other than that never had any problems. I think I'll turn them down, or greatly raise the price if they call this year. Too much trash in the area.

Man -- I did all of your work for you. I needed one the other day and I called every place in town. United rental is the only place that has them -- both the one in Olathe and the one in Martin City. $22/hr - 2hr min.

Let us know how much it cost you to do it and what you did when you get it done. I would think any small welding shop would do it.
I need to add a metal angle iron bar under the mesh where the tires drive onto the gate (so 2 angle iron pieces). I also need to get the wire mess welded at every other spot where the mowers drive off the gate since the mowers sometimes catch the wire mesh. Wish I would have gotten a better trailer but didn't know what a good trailer looked like when I first started.

FWIW, I had to get a whole new gate to my trailer last year. Went to Croft trailer in Olathe and they charged me $400. Seemed a little high to me.

I am wondering how the metro market is for landscaping. Anyone work in landscaping and know about where the best market is? I have been passing out flyers on the nicest homes in Raytown and haven't gotten any calls so far, so I want to pass out more in better locations like Lakewood or NKC. Trying to get enough work to keep me and a helper busy but so far business has been hit and miss. I'm good at bidding work and can do almost any landscape type job correctly, on time and on budget so anyone out there with some sub work or refferals, please PM me. Thanks
Also what type of print ad is working well? I've posted in Raytown Tribune and Thrifty Nickell with some success at finding small jobs, a KC Star ad didn't get much all spring and I ended it, but maybe this is a better time of year for that. Hows the yellow page ads working, I'll be in next years edition.

hell that xr350 is a awesome bike to start on for offroading. It's heavy yea but it's a solid bike with good power and suspension (for it's era)
I ride the tracks mostly though, a race bike is neccessary for MX tracks
My crf450r is my prize possesion and it's way lighter than your 350

I know where to go for trails and tracks around here. You can ride your quad at Grindstone (allowed on the track). It's off the chain

The person is a deadbeat, and acts like a child when trying to deal with him. I don't want to name any names, but others in the area have encountered similar situations with him. I wish I would have known that a long time ago... ANyway, if anyone has any good ideas please let me know, I could use the money.

Looks like we are going to have quite a few renovations to do this year, I have several lawns that aren't going to bounce back from the drought. What kind of rates are you KC guys charging for Slice Seeding/Verticutting? Just need to get a price check as this is new area for me. Typically I've just done aerating with overseeding in the past.

Any areas better/richer/poorer than others..... What about living in kansas vs missouri what are the pros and cons of each? I would think we would want to live somewhere in the suburbs not in the actual city itself, so im not all so interested in the stats/info of KC but more so of the burbs. My wife has a job at BofA and could easily transfer there and hold us over til i get a new business up and going but just not sure where to head right now. We are planning on visiting KC this wall once the season dies down some here, so i will be able to get first hand experience of the city and suuounding areas, but would like to get yall's opinions/advice b4 hand so that i know where to go what to look for in each areas, what not to look for what to expect etc etc. Thanks for any info and im sure ill have more imput as you guys chime in with your thoughts.

By not identifying this person your enabling him to con someone else. In in effect your rewarding someone who cheats people but punishing others who are law abiding LCO's.

Both Overland Park and Lee's Summit were on CNN's top 100 places to live in the US. My choices would be Overland Park, Lee's Summit, Raymore and Olathe. All four have had substantial growth in the KC area and are located more south. However, North KC is booming but I don't know much about the specific areas that would be the best to live. Someone else may have some input for those areas.

Which month is the hottest? coldesat? ive been looking up the weather history and have seen that right now its in the high to low 80-90's for the temp. how long til fall will be here and the leaves fall? im sure mowing companies arte the same here everyone with a truck and trailer quailfies LOL i think its that way everywhere. What kinda of humidity is it there. Here in TN (im outside of memphis) we get high 90 june-august with late july and early august being the hottest around 105-115 with the heat index so im sure by goign north it cant get any worse.??? what about home market? what would u say the avg price is for a 3 bed 2 bath house there roughly 1400 sq.ft. what does an acre sell for?

There have been quite a few days around 100 this summer. Seems like there were a few in a row with heat index's around 114. Kinda hard to say what's normal here, because it will suprise you many days. We normally have pretty high humidity though. seems like when I was a kid we had snow all winter long, but that hasn;t been the story for the past few years. all in all it probably isn't a whole lot different than what you are used to.

I may be on the low side, but I charge $18-20 per 1k for powerraking. You also need to account for dumping charges, sometimes I add that in extra but it all depends on the job.

I bid on all three and was hoping to get only one. They all liked my proposals, and they all gave me the business. One is a mgmt. company that has 900+ properties (40 % apartment complex's / multi housing, rest single family housing) The other two accounts are multi commercial complexes and a housing division. I can handle the lawn care, but I have no idea what to do about the winter. All properties need plowing. I plan on sub some of the winter stuff out, and I guess I am going to have to buy a couple of plows. (What does a good plow go for these days. Its been 10+ years since I plowed with a big blade). The winter stuff is not in the original bid, We agreed on some guidelines. I really did not underbid to get the jobs. I am 3.5 % lower on one and less then 2% lower on the other two accounts. Its all in the presentation. ( I worked in international sales for 8 years) I can handle the mowing no problem. I will have the manpower and plenty of equip. I just need to get past the winter. They are all well aware of my lack of snow removal experience. Thats why they expect me to sub it out. I know it sounds like a train wreck, but once I get it organized it will be a smooth ride ( I hope :)

how much are you going to pay? and i have a 8 foot plow and a 2 ton spreder, and a quad 4x4 with a blade for sidewalks, i have worked for true north the past 2 years subn for them

Okay sounds like you know what your doing. What towns in KC are the properties located for the winter work. I don't do winter work but others may need to know to determine if they would be able to subcontract for you.
Sounds like a problem is getting enough help for mowing unless you already have a way to get into the H2B pool of workers.
Seems like another big problem you may have is growing to big to fast and needing a lot of cash and people to get started.

Nobody just comes up with a ton of work like that, especially without operations experience ("how much does a plow sell for these days? And you have all this money to spend but can't look up plows or ask someone you know in the business? ). No scam. I got out of sales due to my son. He has medical needs and being out of the country is not where I need to be. So I got into what I thought was going to be temporary. So I started a LCO. I had an old friend that runs an property management company. So I hit him up for some business. He gave me a few bones to start off with. Then I got out and looked for some more business. I got 46 additional lawns in the next two weeks. Well after investing almost 17,000 in mowers and other equipment, I decided to turn this into a full time deal. So I incorporated my business and started to mow. Well after 1 month of mowing for the management company, the decided to give me all there business and get rid of the company they had been using for 4 years. Well that's 138 more lawns and three apartment complex's to mow weekly. So I hired 5 guys, and run 2.5 crews. This accounts brings in 18,575 a month and 6400 for the other lawns. Good start I would say. I am having no problem with the work load right now I usually take half Friday off. Oh yea did I mention my guys are at home by 6:00 P.M. I know that next year when I start the two new accounts I will be going crazy at first but if need be I will keep hiring. With my three big accounts it will keep me busy, but I promise I wont be pulling my hair out. Organization is a key. As far as the plowing goes. I did it back in college for two years. that was 10+ years ago. I have no real interest in doing the plowing, but I might have to make the investment if I can't find enough subs. Having a property management friend is one way of getting lawns fast. You better hope he doesn't get out of the property management business or your accounts may go to another friend of the next property manager. I am glad I am still with residential accounts so all my eggs are not in just a few accounts that I could loose any time. Good luck.

Hello to all the KC LCO's from Jayhawk Country. I am looking at purchasing my first Scag. I found a '05 Turf Tiger w/ a 27 hp Liq Cool Kawa 61" cut in Wichita for $8K. I could not find anyone in our area that would cut me a deal on a year end clearance. For Scag owners, who has the best shop in our area for servicing. Smittys in Olathe impressed me when I demoed a unit but would not come down on pricing. I dont know anything about their servicing department. Thanks

If you cut past Oct, what do you do w/ the leaves? i heard some local companies charge double for bagging the leave until late or the End of Oct. I just want to know what method is works best?
Also, What is a fair % to charge for late payment? I was thinking 5%.

I don't do contracts. I usually mow till the first week of December unless it snows. Last 3 weeks of season is usually leaf cleanup. I tried one year using a tarp to collect the leaves but that took way to long. Now I mulch the leaves as I mow. The last mowing is basically to mulch the leaves after blown to the center of the yard with the ztr or WB. The final step includes using the 21" with a bagger to collect as much as the mulched leaves as possble in the center of the yard.

I have a new Toro Dingo to use and if anyone would like a sub contractor for residential landscaping projects, please let me know. I can show up and do the hole digging, trenching, bush pulling, and moving stuff to save you renting a dingo for a day. My minimum charge is $75 (1.5hours) and I can get a lot done for that.
The dingo is tracked and does minimal to no damage to dry (must be dry)lawns, is 34.5 inches wide and I can get a concrete mixer, trencher, pallet forks and up to 30 inch auger bits.
I also do handyman work and have a power washer, airless paint sprayer, sanders and grinders, electrical, plumbing, and carpentry tools. I can wire outdoor (lighting, ponds, receptacles, gas grills) circuits, garage heaters, hot tubs, lights, switches and receptacles.
Also insulate attics and crawlspaces, install new storm doors and windows, build custom fit work benches and shelving.
If you'd like to sub out some jobs, let me know and we'll get a budget put together.
Winter is my slow season and I give discounts (pizza and a couple beers, sometimes)

I live in Raytown. Pretty easy to get around town from here and I don't mind meeting and discussing projects free of charge.
I am new to the electrical stuff still, but I've done enough to know the basics. A good friend helped me get started with it this year. I have tons of things that need wired so I've been slowly gaining more knowledge by working on my own projects. I also have been studying hot tub repair and learned quite a bit about electrical and plumbing. This is the type of work I'd like to do this winter.
