I have a lot of six toro 21" commercial lawnmowers with the suzuki two stroke engines i want $200 obo these mowers go as a group. they are in sad shape but they could be put together to make 2 or 3 good ones. please call me at 817-929-5315 i wont be by my computer for awhile and i dont want to miss anybody...thanks curtis

I've used Ace Flyer Distribution the last couple of years but due to bad experiences, I am looking for another "flyer guy". Anyone know a good flyer distributor in the area that is reasonable and does what they say they will do?

From my experience I say do it with your guys. I just called Laura's Lawn Service the other day. I saw 3 of there flyers on one door. (hope someone would let me know the same as I did) They told me what company they used to. I will not use that company.
But if you ask me I think all companies cut corners. I mean they can cause who is going to know. You cut them a thousand dollar check and give them 10,000 flyers and say hey can you put these out. So, if they put out 7,000 to 8,000 and not the full 10,000 you would never know.

Anyone else tired of all the damn rain coming in the middle of the week? haha I would love it if it would just be sunny all week and then rain all weekend for once instead of the other way around.

I love the rain. Only problem is they can't seem to predict when it is going to come. I stayed home all day yesterday when I could have worked. I worked today for sure.
But yeah it is getting kinda old. I got 2 lawns that I need to get sodded but I can't even get to them cause I am playing catchup after the rain.

Normally I do mow every day, even with all the rain, and in the rain, but this one really saturated my lawns. I am just going to put in a monster day tomorrow.

I never mow in the rain. Sometimes after a big rain I will wait a day if I think it is to muddy. But even though we got all that rain I didn't think it was that bad today. I think there has been so much rain that the grass has really filled in so we weren't tracking mud everywhere today. Turned out to be a nice day but man the humidity sucks. Oh yeah and the dog **** that flew in my face today was just nasty.

I woke up thismorning and had a change in heart about all this rain. Last season I was cussing the fact that we had no rain, and I was beginning to cuss the fact that it is raining all the time now. In reality, this is a pretty good situation for us. Better than the alternative. So from now on I will just see absolutely no difference between rain and sunshine and I will mow regardless. haha I'm heading down to Academy today to find a really good rain slicker.

Close. I have a Kawi FB 460 V off of a scag, 13 hp I believe complete from starter to muffler to crank bolt. $150
With a spare parts motor that dropped a valve seat, otherwise complete minus carb.

It was on a 36 inch scag, it should go on there and have enough power. If you want a brush hog put a 18 hp kohler on there. That is what I did and why I have a spare kawi.

Man yeah it is starting to get hot. I sweat real bad to. I am not sure why either cause my mexican boys don't. I can't even see, my glasses fog up and it sucks. I am like a horse out there grabbing water at every house. They just mow and mow and get water when they can.
I hope it's not another really hot summer like over 100. Those days kill me. I also find that when it is cooler outside my work looks better.

Man has anyone gotten any work done this week? I think I may just scratch the whole week off and take a huge hit. I am now so far behind.
So question is do I go out and mow all the yards that I can regardless of how tall, wet, or ugly they may be when I am done, or should I just call it a week and wait till next week?

I was able to get two done today. I had to use my push mower and even then it left some tracks. I am hoping it willl not rain the rest of today so maybe i can get the rest of my route done tomorrow and Saturday in between rain storms... I have more than half my route done for the week, so I should be ok.

Dang thats good you got half your route done. All my lawns are in Richardson, Garland and Plano. Is has rained like crazy so I said forget it. I have to use the lesco on some large propertys but once the belts get wet it won't even move. I was hoping people would understand that there is just a lot of rain and we wouldn't be there. I have had some people cancel for the week and others calling saying go ahead an mow.
I just hope that I don't have to change the blades out throughout the day and I hope every lawn does not take an hour with 2 guys.

Well I finished my route for the week! I had to skip 5 due to it being too wet to mow. Other than that I was very lucky. It started pouring as I was blowing off the driveway of my last lawn for the week.

Yeah I saw that last night and was shocked. I was told that it would never happen because there is such large growth up north that they needed to conserve all the water they could. But hey it's good news for us.

What do you guys ask for a day labor? Do you just pay them cash and leave or make them sign a paper with their social on it so you can write it off? I need help this Monday and need to know how to handle this. Any info will help. thanks

If you want to write it off the IRS wants to see that the individual confirmed receipt of payment. Therefore you would need to have them sign a document (that you can create) that they received their day wage.
Otherwise to the IRS you could be just paying yourself. There is an annual limit that you can do this for one individual. Please consult your CPA.

I was watching channel 5 just a few minutes ago and Dallas is wanting to ban leaf blowers period. No times or anything like that. You just wouldn't be able to use it at all. They said that landscapers are blowing the stuff in the streets which then gets in the storm drains. They said that we would in turn have to rake the grass or whatever. Some company they were talking to said it would greatly hurt there business. YOU THINK!
I don't care what kind of ban they put out. You better bet I will be in and out of there real quick with my blower going. NO WAY am I raking and pushing a broom around. I don't blow clippings into the street anyway.
Anyone else seen or heard about this?

The heart of the ordinance refers to debris REMOVAL.
If you just blow it into the street, then you've got a problem.
Look for more LCO's to blow leaves and trimmings onto grass
BEFORE mowing with baggers.
At any rate, bagging will win over blowing, it's already like that
in most of the big metro areas nationwide.

I don't even carry bags for my mowers. I have always mulched. As fall gets here I do bag but also charge extra.

And might I add, as a small independent, other than the lost jobs from the closings, I'm not all that sad to see those big box shops go....

I do 2-3 new installs a year typically and color change outs usually involving a couple of thousand 4" pots... right now I have a repair job that I am looking for some material for ... I will miss the 1 year warranty that HD offered as that has saved me a time or two with clients ...

Was referred to Lawnsite a few days ago and since have spent quite a bit of time poking around. It's an outstanding site. Going to ask you DFW folks for some information. I'm a rental store operator that also performs repairs on OPE for homeowners and some commercial operators. I'm considering refocusing my entire operation towards the commercial landscaper and would like some input as to what your ideal dealer would be for equipment, repairs, service, consumables and other needs. What equipment brands do you prefer? At the moment, I'm considering Echo and Redmax on hand held, Wright on standers, Bad Boy on ZTR's, and Toro for walk behind . I'm already a dealer for most (if not all) of the consumer brands. What equipment, if any, do you rent on occasion, plus is there any equipment that you would like to rent, but can't find? Try to be specific.
There's a thousand questions I could ask, but want to keep this short. Just give me whatever information you can. Also, feel free to vent on what, if anything, you do not like, generally, about current dealer's in DFW. Where are they failing to meet your needs? No dealership names or locations please. Let's not get a ruckus started here.

On brands. I love STIHL, REDMAX, and TORO. Echo is alright I am not a great fan but have been coming around with some of there stuff. If they would just fix the trigger on there weedeaters and stuff I would like them more.
Anyway. If I would like to rent something on occasion it would be stump grinder. Also one complaint that I have a lot with dealers is there is just no room for parking. Can't stand that. I actually choose to go somewhere else at times.

Anyone do any type of demolition work in the Dallas area. The city of Parker more specifically. I have a house slab I need demo'ed. It's about 3k sq ft and its got a driveway to it. I've had a quote on demo, and haul off priced at $5,500.

Happy to be of service. Your unit has stabilized fuel in it, but it wouldn't hurt to start it up every couple of weeks or so during the off season. The fuel we have to use in the DFW area just doesn't last too long. Will be getting a new product in soon called Sea Foam which is a very good fuel stabilizer. I've tried some others in my rental equipment, and while it works pretty good, I think the Sea Foam will be much better.

Engine and shaft and head are great. But the trigger will only last a few weeks on the rack. It just gets banged around a little and pop there it goes. All you are left with is a nub to grab onto.

That has been a problem. Perhaps Echo will address the issue one of these days. I'm working with Stihl on a dealership and hope to have something conclusive about it next week.

I'm located in McKinney and cover mostly the Stonebridge Ranch Community, and allen.I am trying to add at least 60 new lawns this next year. I'm going to be servicing the north-western part of Fort Worth this season (north of I-30 and west of 183 to the north), as I did last season. I had quite a few calls for service that were out of my service area to the south side of Fort Worth and I would like to be able to give these people some companies to refer them to who service the southern part of Fort Worth south of I-30. Where is a good place to get insurance in the DFW area?
When I was getting my quotes it was around $1200/yr for $1MM business umbrella. I checked with Farmers, Travelers, and The Hartford. I think auto was coming in at an extra $1900/yr. I haven't found anything cheaper.

You should be charging a minimum of $40 on 3-4 thousand sq ft & $6.00 per 1,000 minimum on larger properties. You should do a minimum of 7 apps per season - although Trugreen, Scotts & most major application companies are doing 8 per year.
You will not be profitable or retain the clients with the low pricing. In the fert business, profit is all about retention rates. The marketing cost of aquisition generally makes 1st year clients at best a break even proposition.

I ask because I recently passed the exam and have only changed heads previously when I break them. I do mostly landscaping so my knowledge is limited hands on with irrigation.

Yep, only fertlization & weed control. I have owned grounds maintenance, landscaping & irrigation companies in the past. Got tired of dealing with all the mexican workers or day laborers. Chemical has the highest profit margin of all green industry services & always has. That is why fortune 500 companies will pay a premium to aquire a fert company, wheras a residential maintenance or landscaping company has comparatively little to no market value. The problem is that running a chemical only business requires not only the liscencing, but a huge amount of capital as well as expertise in agronomics, chemistry, complex software data base management, & marketing - in addition to all the normal business skills required. :waving:

Bottom line, your type of green industry business (residential mowing & landscape) has no marketable value in the corporate world. If you sell, you will be limited to trying to peddle it to a local business owner. Although these type of deals vary greatly & have no set rules - it is generally thought that about 5-10% of your annual revenue is fair for the customer base, then about 20-50% of the original retail value for your equiptment. So if you produced $150K in mowing last year, maybee could sell for aprox $15k (if you are lucky & a shrewd negotiator).

I'm a Owner / Operator, located in Granbury and will be starting my sales calls next week. Glen Rose, BenBrook, Lake Worth, Weatherford... Lawn Maintenance, Irrigation Repair, Enhancements, New Home Design and Installs, & Hydro-Mulching/Seeding....I limit the work I accept in order to provide consistent quality.
I take pictures of each site, after each service (with date in full view, posted by the camera) for accounting purposes. Being Pro-Active I submit proposals via email... since a lot of people read their email more than walking their property. Most customers are made aware of storm damage, irrigation problems, high profile enhancements, or forcasting problems that may occur if not acted upon immediately simply using email... the results have generated 70% of my remedial work. Of coarse, these are high end customers that don't care about nothing but numbers and results....but it works for me.
I would like to know what you guys think of the "Turf Maker", the "Turbo Turf" or " Finn" hydro-mulchers? Which one performs better for you?

Well, yes we are buying a franchise from them, final numbers have not been tallied as of yet, we are in the final stages.
As for the mowing, I'm sorry to hear that happened, I don't think that was the original intention, but when a mowing company came available, they realized the obvious potential.
We, will be starting smaller, and I have ZERO desire to do mowing, (no offense) I just can't stand mowing.
Although, the idea of a "finders fee" is a very valid point, do you mind me asking how much they paid as a finders fee for fert customers?

Lawn Lab didn't tell you about finders fees etc. Just get your license and follow the Lesco program which is all they do IMO. I'd be glad to talk about it if you like, once you post total of 10 messages on lawnsite you can pm.

They didn't mention it, but we had already been thinking of all the avenues that we could explore with referrals, (just hadn't thought about the "referral fee").
My lawn guy is Awesome, so I had already planned to talk with him to see if we could help each other out. And I do mean HELP. My partner and I both worked in Telecom for a while, and it seemed as those guys walked into a room planning on screwing you over any way they could. We got out of that arena based on that mentality and agreed to do our very best to keep any sort of "screw the other guy" mentality out of our business.
Besides, with places like LawnSite, a rep can build quite quickly, good or bad!

I haven't dropped my prices, but I did lose a bid to another company that was half my price. Dont see how they will be able to make money at their price.
I bet once the season starts up a lot of these cheap companies will go out of business when times get busy. Dont know how someone could pay for gas/labor/insurance/equipment at those prices.

Hunter...I am not too familiar with the larger mowers. We run several commercial 21" and two commercial 36" WB mowers. All the 21" have Kawasaki and the 36" mowers are split. One has a 13HP Kawasaki and the other a 17HP Kohler. Obviously the Kohler has more power and it makes one hell of a mower on a 36" WB. I have never had a problem with either. I do believe that the Kohler is just as good as a Kawasaki or Honda. We may be replacing all of our 21" mowers this year with new ones and I am still at a loss. We've been using the Snapper but most guys around here use the Toros. My dealer told me that the Snapper will break down more often but it is easier to fix in the field and cheaper to repair if you have to bring it in but the TORO will last longer between breaks but when it does break, many times you will have to bring it in and it is more expensive. The Snapper comes with a Kawasaki and the Toro has a choice between Kawa and Honda. If you can shed more light on this, I would be greatful. Have any of you guys used Snapper and Toro and prefer one over the other and why?
By the way Hunter...I may be wrong but I think Ferris may produce a residential mower. As long as you are looking at the comercial you should be fine. I've got a friend that uses Ferris and he likes it. I think his has a KAWA on it.

I have been gone from this site for quite some time due to opening an EmbroidMe franchise in Denton. We do screen printing, embroidery and promotional products. We never have a min order amount and work hard to stay within the customer budget.
Anyway.... I am looking for a company that will handle flyer distribution for a insurance agent that we are currently working with for some polo shirts. They are looking to have us run the advertisements (door hangers), but I am looking for a company to outsource this to or recommendations on who to contact.

There's a John Deere / Lesco off of 380, go down the toll way all the way to the end (North) zig zag across 380 and follow that road up North and it will take you right in there. The other place and one of the best suppliers in town is Southwest nurseries off of Sandy Lake Road...what an operation! They ride you down on a Power like mule, and load a wagon and then drive up to your truck/trailer and load it for you....good people and you can sign up for credit, wholesale etc...etc...

How's the season going for you guys? Back in November, I left a large Landscape Company to start my own business. I live in Granbury and have done everything possible for advertisement, with no responses. Everything I have, was a walk-in cold call. I littlerly sold my services, but not very many.
Then when it was raining, I sat down, got the phone book out, and hand wrote address's, inserted my computer generated advertisement and mailed to all the builders /developers in town and a different letter to all the Realtors in town. The builders/developers got a letter for Landscape Design/Installs & Hydro-Seeding/Mulching. The Realtors got a letter for Quick Clean up Services for houses listed to show and make overs. I got a hit from a Realtor, the largest producer in town. I'm doing her house next week, and she's going to litterly line up a house for me to do from week to week, and in time, will introduce me to builders. Because of so much develpment going on in this area, Weatherford, Cleburne, off of 377 to Ft. Worth, this Realtor says; "there is not enough Landscape Installers...for the amount of development going on, especially quality, educated landscapers".
I guess it only takes one to get started...
Also, FireFigher, that 61" Ferris cuts like a dream, the 27 horse power Kohler is nice, starts on first 1/2 second turn everytime.

Work has been going normal, a little harder on picking up new clients, just because of the new companies that have just popped up in the last couple of weeks.

I keep an eye on this thread and I must say I'm impressed with how well ya'll network with each other - without fear of competition. It is great. I want to throw my hat in the ring here but I have a few questions, too. I started up a small retail shop a few years ago, just in time for the drought, and had to move it less than a year later - then, with the monsoons of last spring and the new location being off the beat and path, plus all the expense that goes with moving a business, well, let's just say it has been less than successful so far and I've had to take a "real job" again.
I'm just open one day a week with only a handful of "personal gardening" jobs, which I need to grow. It seems, and you all confirm with some of the comments I read, that the "housecalls" is where the steady income should be. Well, I don't want to do mowing and edging, but I do offer organic fertilization services as well as gardening services, such as planning perennial gardens, smaller color change outs, cutting back/cleaning up existing gardens. the kind of stuff most maintenance companies don't seem to want to mess with. So, if any of you are south east Dallas county - Mesquite, Sunnyvale, Garland, Lake Highlands area is even good, and you run across any of these opportunities, please keep me in mind. I am a horticulturist and I know my plants and soils. Yes, I'm all organic - which in this day and age is becoming a good thing, for you and the customers. So you have a "green" green thumb you can recommend. Just PM me or leave a message at my shop 214-348-3336. I'm working full time making someone else a living and I hope this is my only season to have to do that. Since I get out of there pretty early, I'm open to do some of the small jobs after work and on weekends. I have one guy who works with me part time, too. The other side to that is, that I now work for a wholesale grower that I've bought from for the past 8 years or so, who has some of the BEST quality plants you've ever seen. We grow awesome bedding annuals, caladiums, mums in the fall, perennials, ferns and about every perennial you can imagine. We don't grow shrubs or trees. If you need to use plastic, call me at the shop and we'll work out something. I can buy them and be a reseller out of my shop to you. I can arrange delivery, cheaply, for a min. order of 250 to your jobsite. Call me at the shop and ask for Marie. Since I'm working, it'll be after 4:30 that I call you back, but if you know what you're going to need for the next week or even later in the week, I think we can work together. If you want to buy direct from the grower - let me know and I can hook you, up, too. But, I'm trying to make myself a living - just like the rest of ya'll. I'd like for this to be my last season away from my shop so much.

I've got a 36" Cub Cadet Commercial that has about 350 hours on it I might part with. It has a 13hp Kawasaki on it. The engine purrs like a kitten but the transmission needs work. Make an offer if your interested by PM. The transmission would cost about $300 to fix, I think. I've been holding it as a spare mower but I never use it. It would do some one else more good.

Small HOA accepting bids for Mowing & landscape service (McKinney)
Our current landscaping contact will be up in a couple of months. We are accepting bids for the following: Maintaining Lawn care and landscaping for a 400 foot x 32 foot subdivision entry way (once weelky); (2) quater acre plots (once weekly), and pasture mowing for about 5 acres (once a month). In addition, we have 5 huge dead oak trees that eventually need to be removed. I prefer dealing with one company that can do everything, but I'm willing to contract out the trees seperately if needed. The entry way of our subdivision also needs some flowers. I think about 20-30 flats will work (we can buy them if needed).
We're only interrested in legit businesses. You must have your own equipment. The first contract will be 3-6 months in length, and can lead to a longer contract if we're satisfied. Please don't bite off more than you can chew.
Send an email if you are interrested. The successful business will be one that we don't have to deal with often. I prefer to cut a check and never have to worry about quality or reliability.
Please quote a 6 month mowing contract for the entry way and 5 acre pasture. Quote the 5 trees and 20 flats of planted flowers seperately. Please send bids by May 15th so that we can make a decision.

I am not sure about what license you need for landscaping, just know if you do anything with sprinklers you will need a license from the TECQ.

I run all mine year around, no more seasonal for me. Keeps the money flowing in during the winter, plus the home owners love it since they see work being done all year. Btw winter time i trim trees, work on beds, small projects. Just something where they see me working.

Does anybody do fence work on the side. I just put up a fence at my house and my neighbor likes it and wanted me to put a new one up for her. I do not know the going rate for labor to install a 170' fence. Just a plain 8' sbs with bottom kick board and no top plate or anything. Any help would be great. thanks joey

We've been doing just fine with the way I have it up there. Most people are familiar with weed eating....not with trimming. Trimming here makes them think that you are trimming shrubs...tree limbs. Not trimming weeds. :nono::hammerhead:

Even though that was the last page it was a while back. I had employees steal from me and everything in the world break down. As you guys know these are the joys of landscaping. I picked up a new crew and ate the cost to get everything repaired. I focused hard and grew my business from 60 accounts to 95 accounts and picked up two additional contracts one for yard maintance with a property management company and the other with an REO company. Also picked up a new Z and 2 more 2", new truck well its old but new to me.
I think I got lucky but who knows.

no just every day my crew went out something came back missing. i told them there was no way that this could be happening. it was little stuff too like blowers, weed eater string, edgers, weed eaters and so on. I found out they where mowing this lot for this guy once a week in weatherford. i live in fort worth so they where driving out there in the middle of the day. well i was on my way out of town and i see them exiting and weatherford. they saw me and they did a uturn and tried to out run me. i beat them back to my shop and they tried to deny everything....now 2 months later they are begging me to take them back. i keep telling them to wait for my phone call and then i never call.

Oh yeah saw a huge difference when I got this truck. I went from a v6 f150 to this truck. I just had to raise my price to offset it a little. Great work truck other wise and a rebuilt engine in it.

one of my customers did not want the mess of winter grass but wants the color. the hydro mulch guys spray it but since shes a penny pincher theres no way she will pay for it. i am going to tell her she needed to decide this two months ago and researched the cost difference. i will tell her that she needs to call the hydro mulch guy.

hey guys, not in your area, but.. i know a little about it.
From what i have heard on pricing you can get up to 8 cents a sqaure foot.
also, you can get the product at lesco.
from what i heard, there is a decent demand for it.
