AH!
It's nice when there is a huge improvement in the appearance in a prop. nice job Steve!
Hey, since your'e traveling south, stop at Valley View in Dansville- exit 4 on 36 where the polaris dealer was.
Talk to Graham Marcus, they are one of the larger wholesale growers in NY.
You will notice some of his stuff right on 36 near rte70 turn to Swain.
It could save you some bucks on a few things!

What was the final ticket price? Man don't you just love cleanups. All it cost is a little gas for trimmers and hedge trimmers and blower, and just your time. I love those kind of jobs.

total price was $7350 + tax.. Not bad for total expenses right around $860 + about $700 for labor..

the previous owner did ALITTLE work on it about 4 years ago, but other than that, nothing has been done since the new owner moved in.

Great job!! These type of jobs have the best profit margin!! Every year around the time shrubs need trimming ,I put an ad in the paper for just trimming and pruning. Send a two man crew out to knock off about 5 of them at approx. $250 a piece and your set.

Where is the after on the road side? Thats a lotta mulch, 20 yds. Looks great, renovations are alway's good deals. Not hard to justify plenty of dollars, for plenty of improvement. Keep on keeping on, and good luck all summer.

Isn't it amazing how people will let a property go until the very end? Nice job on the renovation. At least they were willing to pay to have it done right, and I'm sure the neighbors are thanking you as well..:D
