help with estimates??

Hey guys, I would like to hear your expert advise, I'm about to start bidding on Comercial properties like apartment complexs, but my question is how do you set the estimates, is any flat rate for square feet or it's just based on hour p/head or does it go for apartment units, please just give me ideas.

I'm in Houston, TX.

Check out who is doing it now, count their man hours at the complex and then compare your equipment to theirs. Then apply your hourly rate to that and bid.
