View Full Version : What would you charge for this apt complex?

I have currently been doing an apartment complex for 2 seasons now and just wanted to see how you guys would price it. This is the only complex I have, so I wanted some input.

A few brief specs: about 100,000 sq feet, pretty open with minimal trimming and under 10 newly planted trees, I can do the whole prop in about 1.25 hours with trimming. Minimal edging, only about once every 6 weeks.

The only downfall is lots of trash from kids.

What would you charge per 1,000 sq ft?, or as a total?

How much time do you spend picking up trash, shrub trimming, mowing, blowing, snow plowing, fertilizing, weeding, etc...

Its pretty much a brand new complex. So no trimming bushes. The 1.25 hours includes everything I do, but some days I have to spend about an extra 30 min picking up trash so I don't create a disaster when I mow over it.

I do the walks but it is really out in the open so plows dont do the job. Any substantial snow requires one of our rubber tire loaders to clear the drifts.

As far as fertilizing I do about 3-4 apps per yr seperate, but I really was wanting to know if I was asking enough for mowing.

If you're mowing 100k SF then that works out to a little over 2 acres of lawn plus trimming. Here in the Sunshine State we get $40 per acre on average so if you're getting $80-$90 per visit you would be in the ballpark for a job of that size in Florida.

If you are a new operation you should go for $.65 per minute per man. As a well known company we charge $1.00-$1.25 per minute per man. For mowing on a 100,000 fot complex I would be charging about $275. Recognize that this is New England not Florida however.

Thats pretty good money, comes out to $220 an hour.

We shoot for $ 200.00 + an hour on commercial complexes / apartments as well. We have one that is 155K, broken in to 16 smaller pieces , plus common areas and breezeways. If we charged by the square foot / acre , we'd go broke on this contract.

That sounds about right. I figured I was getting about $85/hr to do it. I am a solo operation, so that makes me feel better. Our prices here are probably closer to FL than to the East Coast.
