I prepped the soil by power raking off old and dead growth, raked out all of the loose topsoil (except one small area in the front that I added topsoil to) and this one needed aerated so I did that too. Overseeded with Pennstate mix (rye, fescue, bluegrass), starter fertilizer and top dressed with mushroom manure. germination started in 2-3 weeks and it took about 5-6 weeks for it to look like this. there are a few bare spots near the house that I will reseed in the spring
