Good luck! In your area with snow and ice. You want to put sand in the mix. For wear and also traction. In the future look for a used tank with agitation. Either hydraulic or manual. You wont regret it later. Saves you a lot of headaches! Just like with a lawn service..it's like buying a 21" push mower to mow 100 accounts a week with instead of a walk behind and Z-turn...! It's a start and you will learn as you go. Offer a good product that is good for your area. You will always get the brush/squeegee is better then spray..as far as applying it. We use it to cut in and spray the rest.

We use Seal Rite equipment and SealMaster product. Its thick and my pump pushes 3lb per gallon sand load no problem. This stuff is like jello pudding in the tank. There are others manufactures out there? Just try them all and decide.
