what is the best way

Ive been going in to commercial places trying to get some work not to successful any help on how you go about speeching to these people

I personally don't like going in cold and talking in person. I would rather send a letter to the facilities manager that either said I will be contacting you in the next few weeks to discuss further. or wait and let them make the move and have them call you. If they are really serious about wanting a bid they will call, otherwise you are just wasting your time. In my opinion.

I don't do commercial, but I do residential, and I figure my tactics are pretty much the same.

If I have a customer on a specific street, and even if I don't, I send letters to all of the residents, telling them about myself and my services. Occasionally, I get calls about it. But then about a week later, when I have my equipment, I ring the doorbells, introducing myself "Hi, I'm Jon, I sent you a letter a few days ago about mowing your lawn."

Basically, I think that should work for you, the same way it works for me.
