I need help and i dont know what to do exactly

I have been cutting a ladys yard for 2 yr now and it has been going down hill. She hires a reputable fert and weed comp. Anyway she has all bermuda grass which i though would grow anywhere except for in the shade. Anyway it is a red clay like soil and the yard has thinned out significantly in the past year so much that i only have to cut about half the yard. What should i do? Does this sound like i should core areate this area? Id really like to get this yard looking much better. Some areas are very thin and some areas grass has become almost non existant

i'm not too familiar with bermuda since i am in the north, but is it possible that it is being over treated with fertilizer and weed control? maybe aerate and overseed

With my experience of sports fields sounds like you need to aerate and topdress with about 1" of fine sand
