irrigation pricing

I am in the process of bidding on a commercial property that includes irrigation maintenance within the lawncare contract. I am unsure of how to price this service and any input would be helpful.

I would only include known items in the bid such as:

first startup service check
adjustment of timer ( once or twice a month) during season
scheduled checks to see if system is operating correctly
Winterizing

All repairs would be extra charges. Time + Material.
