just made the deal of the century

After 6 years things are really starting to take shape. When I first started I was working like everyone else out of thier home. And as ususal things get to crowded.

I had a friend of mine call me a couple of days ago about a property that might be for sale. I made a call and it must of been my lucky day. The guy was filing for divorce and want to move out of state in a week.

The property consist of 2+ acres and a block building that measures 30 x 60. It has three bays and two story apartment.
It is a old body shop and one bay is the paint room.

The guy that owns it is a classic car collector and I am trying to work a deal on a 56 Bel Air shell. A steal at $1000.00

I know I am rampling on but the I am so excited about this deal. Oh the price $35,000.00. And it is only 2.5 miles from my home.

And who says he doesn't answer prayers.

As for my friend, he now gets lawn care treatments free.

That sounds like ONE heck of a deal!

But, be careful. It used to ba bodyshop, that will set off red flags. The EPA will probably have to come out and test the soil for hazardous spills. They do around here anyway.

You don't want to get stuck with some expensive cleanup costs.

Me Three. AN acre surrounding Lexington is going for about 50K developed in Scott and Clark county.

$35,000..... Holy cow that is cheap!
Up in the PNW undeveloped residential lots start at over $100 (5-8000 Sq Ft) on up to the low $200,000's for acreage.

Anything zoned commercial or on a highway or busy frontage like what you are describing will be $500,000 to $1 Mil.

Sounds like a STEAL to me....kinda makes me want to move!
