Block wall replacement

The client has already had the steps taken out - they will be replaced but not in the same area. She wants a new block wall built and then faced with a veneer and capped with sandstone. My question to you guys is whether or not the existing footer can be built upon. She is having us do the all of the hardscaping, but she is having the wall construction bid on by the builder who is currently doing remodeling work for her. I am also bidding on just the wall build separately. I just want to make sure this 'builder' doesn't tell me the old footer is fine (and underbid me) when it may not be. It's definitely 20-25 years old. Included pictures are of the existing wall/stair demo and the design for the new work. Keep in mind that new footers will have to be poured anyway for at least part of the proposed wall, because we are extending the wall further from the house. Thanks.

Buddy there is no way we can tell you an answer to this.

I realize you're new to this stuff, which in this case is your handicap.

Anytime you work with OLD, HISTORIC properties OR are contending with objects below grade - you have NO idea what you will/could encounter.

And your client's "builder" HAS no idea what's under there.

Most likely the concrete footing is re-useable.

I'm a believer in educating the client to the fullest extent. I HATE SURPRISES. And I do not want our clients to be surprised, therefore I try my best to inform a client of all the "what ifs".

So, do your price. Talk to the client. and explain what it includes and does not include. "It'll be x amount of dollars if we determine the existing footing is useable". If the footing is not useable, we'll have to demo it, remove it, and re-pour - and if we do that it'll be an additional x amount of dollars.

We have an old historic property I'm pricing hardscape work for. So many what if's. My proposal will have to be custom drafted because the prices proposed are contigent to certain factors, limited quantities of materials, etc.

Thanks DVS - just didn't want to get blindsided by a builder's 'assurance'. Now i know what to look for. Did you get the message I sent you with my email address for the specs?

Drives me up the wall when people wanna break the job down and have 1 person do this and another do that.

And in all reality - it never goes smoothly (at least for the main guy doing the work there).

Last year we had a client pull that sh$% on us. They had another contractor do a task because he was $700 less. He used cheap materials (meaning quality). He didnt place his stuff at the correct depth. He denied the incorrect placement and the client believed him. We had to correct his mistake. After that I told myself we will never do a job that is parted out to others. Tension arises. We discover flaws and then have to adress the flaws with the client, and we have to do it in a manner where they can't think we're just being nit picky cause we didnt get to do that task. Then we gotta argue about the price. Unneeded stress.
