Commercial vs Residential bid prices

I have been bidding on many residentials account and have been getting plenty of these (average price: 20$ per cut/week x 17 weeks for a total of 340$). Last month, my uncle sent me the sheet with the contract on it so I could see how they work in commercial contracts in town. They mow between 6-10 days in the summer and between 10-15 days in fall for a total price of 780$. Yesterday, I bid on some "condos" around my houses and I was really concern to bid accordingly with the size of my uncle's mall and the price of the contract. So I bid between 600$-720$ on differents condos (they were SMALLER than the mall). However people look HAPPY and SURPRISED about my prices. Do you think that my price are to low or does the commercial contracts are way cheaper than resi accounts, or does the guy who do my uncle contract is a lowballer?
