Renewal residential maintenance contracts

Last year was the first time I offered residential yearly maintenance contracts. Some are making 11-12 months soon. I was thinking of just writing a small paragraph requesting a signature to continue last years contract rather than signing another 3 page contract in person. Anyone do smaller renewal letters?

Why not just send a new contract with an auto renew clause stating that the contract auto renews each year unless they send you a cancellation letter.

exactly. Make the default action to just auto renew. If you "make" them sign something they may stop and reconsider the service. Imagine if the gym made you resign a contract every year, soon they'd have a lot of cancelations.

Have them renew and offer them an option to prepay the entire year in advance with some sort of discount.
